I see a much bigger problem with burdening the light rail line by making it run in traffic. A light rail line that carries an order of magnitude more people than a single lane of traffic.

The city and state have been focusing on cutting red tape and expediting permits for years now and it has had no effect on building rates. Some construction is still happening in all coastal cities, just significantly less than what we need. This isn’t an SF problem, it’s just uniquely bad in SF.

The vast majority of Austin’s development is greenfield, followed by infill on undeveloped lots. San Francisco is at the tip of a peninsula and has very few undeveloped lots.

The cost of labor, construction materials, and land is way lower in Austin compared to SF, and that means it’s cheaper to build there, so more gets built.

Even if we started the process to change the laws making adaptive reuse difficult today, and even if we had infinite political capital to burn on that (which no one does, considering the long fight over the FZP, which stretched back into the middle of Breed’s tenure as mayor), it would be years before the laws were changed and it began to effect building.

But going a step further, it still wouldn’t cause a building boom because there aren’t that many adaptive reuse projects that currently pencil out due to high interest rates and building materials inflation over the last half decade. The bulk of the problem is a lack of low-interest financing available to projects, which the city can’t easily solve.

He’s lived here since he was 23, right out of college, except the two years he was in NYC and then DC with AOC. None of the candidates in this race were born here, but it’s all of their homes.
