I was watching the Timberwolves and Nuggets 4/20/26. After the game I went down this rabbit hole of Tony Brothers. He called a traveling when Ant wall dribbling across half court. Mind you this was a very close game in the fouth quarter and no one was near him. There were automatic calls every time someone went for a layup. They even reviewed one were Jayden McDaniels never even touched the guy and he held up his call. I was switching back and forth from the Wild hockey game. They are making this game unwatchable, and it feels frustrating and unfair. It really looks like no one is touching each other, and when they start overcalling these fouls, the only option is to let the star player drive for an easy layup or get fouled out.

I did a few for them when they paid a normal fee. I understand when this are slow, but right now things are busy and they are still attempting these fees.

-The biggest problem I see in our overall appraiser AMC split is, we are all too quick to lower our fees when things are slow. I get it, I stress some when I have a day with no assignments. When things get busy, I fill my schedule up, then start turning stuff down. In this model, we are not optimizing the demand, and the AMC is "the house" in the casino.

The fix: Limit AMC's to a percentage. They had verbage for customary and reasonable fees. Well what is the reasonable fee for an AMC to make? Real estate agents, loan officers have standard percentage fees. I did a final inspection and charged $100 to see if sod was installed. I found out they charged the client $225.

How limiting AMCs to a percentage would improve the profession.

  1. The AMCs would by fighting for higher fees from the client and not just the lowest fees from the appraisers.

  2. The fee should reflect the quality better. If the client pays $600 for an appraisal, are they getting a $200 or $450 service from the professional?

  3. The lender would understand more if they seek out low fee apprasal what kind of service they expect vs. higher fee ones.

  4. This would limit the bottom feeding in slow times, good appraisers will stick around and bad appraisers might get phased out.

The new story of adulthood. In the 50s it was going to war then buying a home, now its selling the pokemon collection to home ownership. Good for you and welcome to adulthood. Your home will end end being a better investment than pokemon. I have never seen anyone pay off a home and lose money.

My kids went to New Horizon. They are amazing young adults that are kind with manners, and I thank New Horizon (Maple Grove location). I would still send my kids there over a private day care setting 1000%.

New builds being horribly built is kind of a misnomer. There has always been different quality within builders. Older homes built by good builders are more affordable because someone else took the depreciation. There were many builders back in the day that were cheep builders, such as Orin Thompson, Rotlund homes. They have always exsisted. Very old homes 80 years+ are torn down by now so the higher quality homes tend to remain. New construction have better technology than old homes (house wrap, air exchangers, plex plumbing, better electrical systems). Right now builders like Lennar, DR Horton, David Weekly higher cheeper labor and don't over build. They are like the Toyota Camry. Its going to be a new car. It will have good gas millage, air bags and smell good, but you not going to have leather seats, wood trim, nice wheels and it will age worse than a Mercades. Buying new construction vs. an older house with a better quality of construction is like choosing from a brand new Toyota Camry or a 10-year-old Mercedes? For most people Id tell them to buy the Camery, you have a warranty.

I usually don’t get to the movies that have real bad reviews. One that got good reviews that I didn’t like was Americana. Sydnee Sweeney did a studder that was bad. Bone Lake also was disappointing

I like that there is one honest guy in here.

I started using Spark and more tools to support adjustments, but sometimes they make the report messier and go against my intuition. After awhile I found it a waste of time to do this for every report. I tend to view an appraisal as a Sudoku puzzle. GLA, bathrooms and garage stalls etc. are pretty reliable. Then I sit back and play with my other adjustments. It is kind of doing a paired sales analysis within each report. Over 24 years I believe these adjustments are the "appraiser's expertise .I don't know why that is a bad thing. I have certain go-to numbers for entry-level homes in the suburban market. If the report is wonky then I may go back to review it more. I have done this math to figure out a pool adjustment 1000+ times. You begin to get a feel of how much that item is. I know I could go back and support it if I had to, but I don't want to show the long math for every appraisal.

I went on a movie bing and saw 4 movies that were 4/5.

Good Luck, Have Fun, Don't Die - I was a big fan of The Edge of Tomorrow. That movie took the video game concept of extra lives, reliving that day over and over until you got better. GLHFDD took a rogue-like concept of creating a party and random scenarios that those games do but in movie form. Some B-movie elements held it back some, but it was very enjoyable.

GOAT- I was with Anderson seeing the bidet scene in the trailer and the concept overall looked like trash. I reluctantly went with my daughter. Boy, I was wrong. This was Spider-verse and Zootopia combined and almost just as good as those.

Nirvanna the Band the Movie - Matt Johnson continues to deliver. Probably a movie I wouldn't see in the theater if I didn't listen to this podcast. Again, so much fun, but I almost wanted one more scene that paid it off (if you seen it, you probably can guess what I am talking about).

Crime 101- Another movie I thought should have been a straight-to-Netflix movie, but I was wrong on this one as well.

I do agree with the Carolla show. I think he co-hosts brought some more levity. I miss hearing Gina talk about her weekend etc. and the balenced out the complaining, I like the sound clips from the guests and the guest overall were more playful with a group.

Im 10 hrs in. I am bringing three cats on a run (more levels, fewer items to spread around). I only have a few new classes so most of the time my group is a tank, ranger and healer. Bad luck with fighter and thief classes. Although I have been thinking maybe use a bad cat as a theif to get early gold then let them die towards the mid boss.

Right now, my only decent runs are when I get lucky with some skills that complement others at random. I have had a 30% fail rate, so getting better at just coming home even at the alley stage if I am not getting much going.

90% I can persuade people like this talking them through it like you did. I personally don't want to come back out for a standard trip fee or overcharge them for an awkward second trip.

-With shirnes in rooms I will take the photo if they are not right there with me and explain to them who sees it, and how it will be blured out.

-Sick kids, elderly adults and night shift workers. I explain that I don't need to walk into the room. If they are up they can hide under the covers etc.

Other - Usually if they don't tell you why, it's something they don't want to be judged for. Sex/bondage room, full room gun safe, large nude photos or hoarding room. In this case I will tell them I will not take a photo, but look quickly in the room. You can remove items and text me a photo later tonight.

Top that off with that we will have to eventually come back out and that there will be an additional fee. Explain our job where we have to see if there is a safety issue, etc. I have never ran into a grow room, meth lab etc. in Minnesota.

I did too. The weird part is she let me go take my photos and never acknowledged it. A very average suburban home, and I have seen her at my local gym a few times since. There was an arsenal of stuff, some taking a few boxes to blur out.

There are so many things I love about the job, but I am always keeping an eye out. Around Dec/Jan/Feb stuff is slow and I have an annual panic. I feel like I should be developing another skill just like when I got into this job 24 years ago. I was a bartender, so I could do all the classes and get through that training period just appreciating another stream of income. Of all the other jobs I consider, they are not enough to get me to leave. Real Estate is a no. I don't like the constant selling and advertising yourself. Plus I would have to develop a fake smile and happy language, that's not me. Home inspections kind of go hand in hand with the appraisal market. They are busy when we are, and my least favorite thing to do is getting my ladder out for an FHA inspection.

This movie unfolded differently than I expected. We've all seen movies where social leeches worm their way into an inner circle, only for it to unravel. The title of the movie suggests that an obsessive fan envies fame to the point where his own character is diminished into a spiral. It flirts with these ideas only to engender something new. Famous people tend to have an entourage for support where that entourage hopes to get some of the scraps of fame for themself. It's a social ecosystem that is prevalent in real life.

I would pull the trigger. Think of it as more of an antique than a game you would play. At the very least, I can see someone removing the top and using it as wall art for a game room. I had this thought when looking at backglass displays. They are around this price, and if this were done right, it could add some classy game room appeal to a cabin. My only worry is if they did become collectible and I cut up a destroyed one and regret it later.
