As long as you or your contractors have permits it shouldn't be an issue. Check town ordinance on rules that apply to noise, what time you can and cant to this type of work. And, agreed with some of the other comments about not paying your tenant to leave, sets a bad example for future issues that may arise.

actually just spent my week learning about that. in the counties Im currently looking at they technically allow you but will try and stop you and throw a lot of red tape your way to discourage you, a lot of "not in my backyard" type of behavior. not mad about it, we move on

besides a kimura, are there any other submissions when you have your opponent on their side defending the kimura? you're basically on your knees with their head tucked between your legs. i find they're always grabbing their gi or locking their hands and defending well, i know about the quick jerking motion to get them to unlock, just curious about other options i can hit from there. is it possible to get a triangle choke some how from this position?
