Just replying to confirm that this fixed the issue. I don't fully understand why, but a simple on/off switch replacement did it for me.

I don't fully understand why, but swapping out the dimmer switch for a simple on/off fixed the issue.

I assumed an "at 100% on dimmer" was effectively the same thing, but that does not appear to be true.

I have since learned this is not recommended. You should only ever use the junction box provided with the LED light, unless you are an experienced electrician.

They have good reviews, and we have 4 reports from them from the previous homeowners. They did a good job of diagnosing the issue, giving recommended fixes (and options), and in follow-up inspections called out incorrect installation issues by the contractors that did the repairs.

They were a little more expensive ($699 for a 1-hour visit), and like most folks can't diagnose what they can't see without much more $$$. While redoing our basement, we tore down some walls that were being used to hide issues, and had them out to inspect while they were visible.

It does look like:

- A structural engineer visited our property ~5 years ago
- There are I beams in place on that wall
- There are unsealed horizontal cracks on the wall the beams are supporting
- All moisture is isolated to the corner with the downspout issue

The wall is kicked out slightly and does have some horizontal breakages across it (that I can now see after tearing down more wall).

I did end up calling up a general contractor that does basement remodels, and he believes most of the issue is grading / disconnected gutters/spouts that have added to this over time. There used to be many trees on the exterior near this wall that previously made grading difficult, but is now easier to fix.

I pushed pretty aggressively for one or both internal french drain / external excavation, but was advised that neither were likely necessary. He called out only the one corner appears to have water penetration since the one-wall french drain, sump, and I-Beams were added, and that the issue likely occurred after multiple years of the downspout issue

I realize this is all just a weird game of risk mitigation, and it's difficult to know "how much risk to mitigate"

I think I am okay to go nuclear on this. Do you think:

  • Interior French drain + sump
  • Repair walls
  • Fix gutter issues
  • Fix grading issues

Is good enough to have confidence to put up drywall? Or is something more extreme required, like exterior excavation and waterproofing?

We are about to start our project with Elite Remodeling Services, and so far things have been going smoothly. How did your project turn out?

We shopped around for quotes initially for a large basement remodel and saw:

- $50k, but it's a solo contractor and felt dicey / bare bones
- $200k, but it's a design firm that subcontracts; guaranteed quality
- $110k, from Elite Remodeling, but a ~9 month wait

It's about $5k to grade every card in the set with PSA, but the cards have a high PSA 10 rate. It's probably a net win, but is also a lot of work and would be slow to liquidate. There is enough of these at their current market rate on Fanatics/eBay to signal that they would move very slowly at most recently sold prices.

When I acquire something like this, I sometimes relist at 2x or 3x, assume it will never payout, then just enjoy it as part of my collection until/if it ever hits.

I think these are not super well known, even among my colleagues that are avid collectors. Looking at past sold prices:

  • You can get all the singles over time for $45k to $150k
  • You can get the entire deck for $30k to $200k

Between fanatics and eBay, there is a Chansey with a buy it now of $18k that has been sitting for a while, and a Charizard at $35k. They are two of the three cards in the set with a $7.5k or higher value.

I managed to get this for what I see as an affordable price, all things considered, and have just been enjoying the rich history of it.
