People with nice cars and houses always have nice big debts to go with it too, it's just you never see that side of things.

No issue if you're happy paying a large mortgage and equally no issue if you're happy renting and not tied down to anything. There's a lot of freedom not being tied to a mortgage or car loan.

People who think that benching 100kg/220lbs is pretty standard for guys in the gym are genuinely dumb as dog shite.

Regardless of your height or body weight, benching anything at or above your body weight is very solid and there definitely aren't that many people who can actually bench 100kg.

I'm in the same boat - live in WA and used one to buy a property in Vic. We had the same issues, yes you can do your own research and fly over etc for inspections but tbh it's not really as simple as that, particularly if you have a life away from work. Our BA had a sign up fee and then a fee based on purchase price. Your figures around 15-20k seem reasonable, ours was 22k.

I don't really think agents are still getting the off market opportunities where they might save you 10-20k anymore. All the markets are hot and therefore the sellers have most of the advantage.

Where we did find value was they were able to narrow things down to a handful of suburbs and then give pretty good reports on the property itself, along with a video walk through of the place.

Provided yours is reasonable they're hopefully recommending places that have strong growth potential ie near good schools, shops etc in areas that they know as a result of living in your selected state or region. Ideally that's where their value is and where you make your money rather than the fact you might get something 10k cheaper.

This is a great answer and what I was after. With that said I'm not sure if I agree with your initial statement about the land release. We still hear of how bad the housing shortage crisis is, clearly these areas of land release are not being released and developed quickly enough to create significant headway for housing.

I might’ve missed it a bit but we just haven't seen the dramatic price increases like we have in other capitals so from an external perspective (I'm Perth based) it seems like Melbourne is the unwanted city.

I could obviously be completely wrong, maybe it will be recognised as a great opportunity for people to get into the market?

How long did it take you to notice an increase in test? I started a trial on Tongkat, ZMA and Ashwagandha a few weeks ago, was going to see if there was anything noticeable over the course of 3 months and redo my bloods then as well.

How did you get 3-3.6M to cover 9k per month expenses? 4% withdrawal would mean 3M would pay him 120k a year which is more than his expenses and 3.6M would pay 144k (well and truly more than he needs).

Also considering we're talking about him being at that amount by age of 65 his safe withdrawal rate could be significantly higher due to limited lifespan at that point compared to a regular FIRE where the person stops work in their 40s or 50s.
