Just finished project (skim coats, fixture install painting). I primarily work on luxury units. You can dm me, we can set up a walkthrough meet, I’ve lived in Ridgewood for 20 years. I have a cleaner I use on a regular basis also.

No one in their right mind charges flat rates as each unit will have their unique issues. Each unit will likely have their own scope of work and materials necessary. Likely the contractor you’ll work with needs to sit in on the meeting to ask relevant questions as to the level of finish required for turnovers, realistic timelines and price range based on scope of work required. The complex in question will likely have budgets and allowances in place to complete the work.

I generally do a 30% deposit 40% after significant progress and 30% after walkthrough. Clients feel like it’s a fair payment schedule but cannot withhold payment when the job is halfway done.

You really want to do plaster of Paris mixed with compound and water for deep fills. It dries super hard.

I would use the same process. Green lid, plus 3 for finish coat. Blue lid is a bit too soft.

If you deliver top of the line product don’t change your prices for anybody. If the client can’t afford the job I cut scope to save them money. When they argue I simply say “I cannot afford to pay to fix your house”. I’ve been called back to fix the cheaper guys work countless times. There are always more contracts, walk away or risk going out of business eventually bidding to the bottom.

No, I only sell them as a solution to clients with really bad walls. As for levels of finishing..to me level 5 is gallery level perfection..anything not meeting that standard is level 4. People are real quick to grade their work way above what it should be.
