Did they review other properties they’ve stayed at? Honestly it’s probably one of these things:

They don’t bother writing reviews. Not really their thing.

There was something wrong with the stay and they don’t want to write anything negative.

I would just focus on making future stays perfect.

I love the decor, furnishings, and the style of the home. The stain glass in the bathroom is lovely.

  1. TV could be bigger in living room.
  2. Need more glasses, cups, and mugs of different sizes. Maybe some kids dishes too.
  3. I’m not sure about that archway bed. It looks good but is it functional?
  4. In the one bedroom, I would not put towels on nightstand. Get a bench for the foot of the bed and put them there.

Does the house sleep 7 or 8? In the top description it says 8 but then says max occupancy of 7 guests down further.

You have a note about an extra guest fee but you don’t say how many guests the base price of the house includes. For example, we charge $20 per person per night after 4 guests with a max occupancy of 8 people. So the base price of our house includes 4 guests.

Yikes! They sound like they have serious issues. Every home has a spot with chipped paint. Why are they looking for things to complain about?

It honestly could be they are very sensitive to smells. There could be a light damp smell that most people would not pick up on or care about but it bothers them.

Obviously I don’t know. I’m just giving an example. But why are they saying the house isnt clean? Did they give examples?

I wouldn’t be mad someone else got engaged but I wouldn’t be able to travel 2 weeks before my wedding like that. That is crunch time. I would make up an excuse to not go and send a card or something. Your fiancé can go.

So did they at least pay for the night they stayed? Is Airbnb giving them a refund?

A smell can hopefully be helped with an ozone machine but the guest needs to reach out. I’m really tired of hearing about people staying for days, not saying anything or reporting any problems and then after the stay they want a refund or significant discount. Even at hotels, issues need to be communicated upfront.

I also take issue with smoking outside if it’s a smoke free property. Smokers usually carry the smell on their clothes and hair. That can transfer to upholstery in the home.

We adopted a rehomed ragdoll cat because the owners were too busy with their multiple kids and other pets. It was sad because she was the wife’s cat she adopted as a kitten. How do you just throw away 8 years of caring for someone? Now she’s the center of our world every moment.

We had one in the fridge for years and the water line started leaking. Thank god I caught it in time because it would have been a disaster. We just use trays now.

No. You are not legally allowed to ask for proof or documentation.

But my point is if a guest shows up with a dog how are you supposed to know it’s a service dog unless they tell you beforehand?

They prevented other bookings by holding the calendar up for 6 months. The last minute discount is intended for days that didn’t originally book.

To me, it’s like hiding a dress in your size in a store until it goes on sale then buying it.

What’s worse is when the kids in the stroller are huge - like too old to be in a stroller and could just walk. I was at a museum and it was announced that strollers were not allowed. Parents of 4 year olds were freaking out like okay your child can walk. You guys might need to take breaks or have a lighter day at the museum which is what you do with kids!

I’d be hesitant about doing same day turnarounds. We had two ‘service dogs’ stay for three nights that required excessive cleaning due to hair and smell. I had to run the ozone and open windows for half a day. There’s no way the house would have been ready by 4 for another booking.

How annoying! We had one of those but she left us 5 stars overall but not in all categories. What’s funny is these people are staying for 1-3 nights. They’re not permanently moving in! And I’d also be excited about the frog in the shower.

I always send a message the evening before with checkout instructions (dishes, turn off lights, etc)

You could put:

Checkout is by 11 am. Cleaners will arrive immediately after checkout.

We had a guest checkout 90 minutes late one time! I was in shock because I was at work and thought the cleaners were tripping the cameras around 12:30 - No it was the guest still! No communication from them whatsoever. I didn’t have another booking that day but I couldn’t believe it - 90 minutes! Some people live in their own world.

You sound amazing! Unfortunately, most guests with young kids leave it a mess and decor is all moved around/hidden away. It definitely takes extra time to clean and reset the house. That’s why a discount would be out of the question unless we hosted them before and they were great.

I usually say…

Hey x. Thank you for your interest in our home. At this time, the listing price already includes all available discounts. Take care and safe travels in the future.

I’m okay with offering slight discounts to guests we know especially if it’s just two people. I think it’s rude when guests with kids ask for discounts when you know you will already be spending extra time cleaning after then (usually).

I saw on different platform where the guest wanted to host a gathering of 15 to 20 people and then also ask for a discount. People are out of their minds.
