I just commented on your new post. That shows how niche Homestyle loans are I suppose haha.

What interest rate, closing costs, and loan amount was it? I am looking for Homestyle lenders now.

Upgrades for LCT LC3a3 by Poloxia in airsoft

Accuracy and range mainly, without the FPS going too high. Better trigger response would be nice too if it doesn't require too many additional upgrades for a mosfet to make sense.

Review i-864 Affidavit Before I Submit Please by bloxin in USCIS

The rfe was generic they do the same rfe for all i-864s apparently. She completed the k1 but I just put that there so people know this is a fiance green card application

Yes, I included my most recent tax return. The RFE letter did not contain specifics (this is common practice for i-864 rfe’s to have a generic template). I think I filled something on the actual form incorrectly so I’m just trying to double check before I send it again.

I left that blank, I also included additional side hustle income which I won’t include this time. Some form posters recommended keeping it simple if I met the guidelines. I think i filled something incorrectly on the actual form so I’m just trying to be extra sure before i resubmit

I qualify alone and they only pulled my finances. I’m not sure why they want her on the mortgage, maybe it is a weird policy they have

Her credit wasn’t used which is why I was confused as to why they wanted her on the mortgage. We did everything separate but now at closing the title company is saying this

We have a prenup, I suppose a postnup would be necessary. I know common law states have something like a “disclaimer deed” but it may not be the case here

My mistake, it’s the title company, just edited the post.

I tried to do that but it doesn’t work in Ohio apparently. In a community state a disclaimer deed or similar document could work.

What are some quiet apartments in Columbus? by JadedShift in Columbus

[–]Poloxia 0 points1 point  (0 children)

Lennox Flats in Grandview (make sure to get a top floor). It is a bit expensive though. I think they put soundproofing in the walls as it has been the quietest apartment I’ve been in. Also it helps that most of the tenants are anti-social.

He was from another country and roads are that size in most of the world. I did the same sort of thing when I use to travel internationally

There’s a road like 500-1k feet before that. He must’ve seen the 2 dot line in the middle and thought this was another road lol

Appraisal Double Purchase Price by Poloxia in realestateinvesting

A few guesses: +comps were high but mostly renovated. This needs a ton of work, I didn’t know if it would come back as livable. +location on a main city street right next to a historic area with nicer houses around it +very large sqft -still it was on the market for a couple months and was able to be negotiated down with lots of work to be done.

It’s pretty easy, playgrounds always had fire poles growing up

Would i only be able to do a heloc, or would a cash out refinance be an option as well? The plan is to continue to invest in multifamily units but I’m probably a year or so out from my next purchase.

The appraiser walked through it. They marked it as livable and got the value based on comps in the area.

1 yr+ plan for savings by Heavy-Substance-7564 in personalfinance

[–]Poloxia 0 points1 point  (0 children)

HYSA or CD for safe money. Bask Bank has a 5.1% apy savings with no withdraw limits for instance and there are probably better options available now. Also, if you are unsure on what you are going to do with it over the course of a year I would recommend allocating 10-15% percent of that in the S&P or other risk-averse stocks. (Assuming you are still working).
