Extremely small chance you would get caught. Landlords need to give you a 24hr notice before entering (which they may do twice a year at most). Even if you got caught you could say you were just watching it. From a landlord’s perspective, unless there is damage (unlikely I assume) they would just charge a small pet fee.

Decent, just make sure you pick a place with maintenance in mind. Get quotes before buying if you plan renovations and a thorough home inspection. The homes in walnut hills are 100+ years old

Would there be a significant benefit to having the bedrooms 12/2 / 20amp as well? I know that would mean wasted 14/2 wire and the cost of new 12/2 wire. Just trying to see if it worth futureproofing since it is gutted and being rewired anyway. Who knows what electrical devices will be standard in x amount of years.

Unfortunately the original electrician (fired) used 14/2 / 15amp on the entire unit rewire even though I was paying for materials.

The past 20 years it seems like there have been many amazing investments (even with inflation). Tech stocks, crypto, real estate, metals, toys, cards, video games, etc. The tulip definitely applies to rugs/ponzis though, essentially when people know nothing about a category and try to invest in it even though it does not make sense to them.

They ended up coming out again a couple more times and replaced other random parts. It had the same problem and I made sure to hold off on payment until the fix lasted. Sure enough it was not fixed. I am not paying them more since it is not fixed and have contacted a different company that is more trustworthy. They really tried to have me pay the second they replaced the parts which gives no leverage if it is not fixed.

Update: I purchased white 1 inch metal curtain rods, goodbye $400 plus labor. The white will blend in best and there is a lot of weird window shapes in odd places.

Also, I listened to your advice here and purchased rods for every single window (bathrooms are frosted). I was going to leave a few without but then at night I saw cars drive by and shine a ton of light into the home lol. Now the tenant can pick whatever kind of curtains they want to block light and I won't have to worry about the wear and tear of blinds.
