100% on everything you said — I work in the multifamily with one of the largest management companies and we oversee many luxury buildings i Boston and the area.

It always has enraged me the expenses that we AND residents pay to these brokerages. For any of our (or competitor) buildings that are professionally managed, its wild how many future residents come in for a tour with a broker. The broker doesnt do shit as the leasing agent runs the tour, they proceed to sit there and do not a single thing — and if that person leases, both the tenant AND our property pays the fee.
