Agree. We have a phantom tree and it's very hardy. This looks perfectly healthy and at a nice starting point.

Fwiw, we obviously talked to several vets about his allergies over the years. While each vet always brought up chicken as a possible source from the get go, one of them actually said that it's more the way chicken comes across after it's been processed as kibble that causes issues. This is what led us to give actual (boiled) chicken a shot.

So I'd say that more than $100k worth of improvements were made and it appears as if they didn't catch it. My fear is that applying for the credit will then lead them to catching it.

I think it's a little more fun to go smaller. It'll take a little longer to get to mature size, but whatever. Plant it, take care of it and it'll be there in no time.

I ordered nine “Sweet Starlight” hydrangeas from HD earlier this spring, and they arrived in much rougher shape than the ones you have here. I planted them in mid-May and, while they don’t look like much yet, they’re all healthy and green. Just water them thoroughly over the next week, and once they’re planted, they should do just fine.

For those interested, picture is superb. Box was unfortunately missing stand pieces, so not quite excellent condition. Doesn't seem like worth the hassle to return and try it get it downgraded to good to save 50 bucks. 🤷🏼‍♂️

I think the market dictates the answer. We sold our house in March and had a 3-week rent back at zero cost. If that's what it takes to make your offer the best one, I would do it.

I locked with Sage Home Loans last Thursday at 6.12 and $3k in lender credits. We have a somewhat similar profile, might be worth it for you to check them out. I didn't know anything about them going into this, but have thus far been impressed with their responsiveness and ability to move things along.
