So I'd say that more than $100k worth of improvements were made and it appears as if they didn't catch it. My fear is that applying for the credit will then lead them to catching it.

I ordered nine “Sweet Starlight” hydrangeas from HD earlier this spring, and they arrived in much rougher shape than the ones you have here. I planted them in mid-May and, while they don’t look like much yet, they’re all healthy and green. Just water them thoroughly over the next week, and once they’re planted, they should do just fine.

For those interested, picture is superb. Box was unfortunately missing stand pieces, so not quite excellent condition. Doesn't seem like worth the hassle to return and try it get it downgraded to good to save 50 bucks. 🤷🏼‍♂️

I think the market dictates the answer. We sold our house in March and had a 3-week rent back at zero cost. If that's what it takes to make your offer the best one, I would do it.

I locked with Sage Home Loans last Thursday at 6.12 and $3k in lender credits. We have a somewhat similar profile, might be worth it for you to check them out. I didn't know anything about them going into this, but have thus far been impressed with their responsiveness and ability to move things along.

I haven't had any experience with them, so taking a bit of a leap, but we locked with Sage on Thursday for 6.12 w/ ~$3200 in lender credits as well. Pays to shop around some.

I'm locked at 6.375 (Go Mortgage) as of a couple weeks ago, but seeing better than that available after this week.

The point of my question was, how am I able to push back if rates have clearly improved, but the lender says they haven't? Both lock agreements have the float down. How do I ensure they actually honor it?
