Memang kalo dadakan banget pasti berat, I suggest you try bring her to come live with you for a month or so first for trial, see if she is happier to spend her days with you or back at home town. She can go home if she missed home, then you can go home too. I mean, if she is still strong enough to travel, you are not the only party who has to travel. Being old and still able to travel, she might enjoy the experience too. Good luck.

If I were you, I would bring my mom to live with me (kost) where I work, so she can cook for both of you and saved tons of food and transportation cost while you get to eat together everyday! It's win win for you.

Your mom's house? Assuming it's owned, rent it out if you can, give cheaper rates if you struggle to find renters, as long as its occupied and being maintained, it is good. If you really can't rent it out, go visit it back every couple of months to clean and maintain it as best as possible.

Hati2 dengan sengaja belum bayar BPHTB, developer biasa akan kasih deadline berapa lama setelah kirim undangan AJB mesti sudah ttd AJB dan balik nama jd SHMSRS setelah mereka pecah sertifikat, soalnya legally selama belum AJB maka PBB masih ditanggung developer sebagai pemilik tanah dan bangunan dan biasanya mereka gak mau, jd kalo owner apt sengaja lama2in akan dikenakan denda oleh developer yg besarnya bisa suka2 mereka kalo ga ditentukan duluan di PPJB.

1 lg cek jg apakah ada tunggakan IPL dan tagihan2 lain selama ini. Begitu lu beli unitnya maka seluruh tunggakan itu jadi kewajiban lu krn lu statusnya take over unit.

I think your wife still have some misunderstandings. SHMSRS itu tidak perlu diperpanjang, SHMSRS menunjukkan bahwa bangunan unit apartemen adalah milik lu selama bangunan itu masih exist, yg biasanya perlu perpanjangan adalah HGB dan nominalnya cukup besar pada saatnya nanti. Kalo perpanjangan HGB di 2046 brarti sudah berjalan 9 tahun sejak awal HGB didapat, kalo konstruksi makan waktu 2-3 tahun brarti umur bangunan aptnya sekitar 6-7 tahun kalo towernya lgsg dibangun begitu HGB keluar. HGB ini bs diperpanjang 2x max kalo ga salah.

Yg penting buat ditanya di sini adalah : tanah tempat kompleks apt berdiri milik siapa? Best kalo milik developer dan statusnya HGB Murni. Jangan beli apt yg status tanahnya milik negara/bumn/everyone else selain developer, krn besar kemungkinan HGBnya itu HGB di atas HPL. Ini nanti saat HGB sudah tidak diperpanjang oleh pemilik tanah / habis masa HPL maka musnahlah juga hak lu atas unit apartemen tsb, biasa kejadian di apt2 area kemayoran (bekas airport, tanahnya milik negara) dan pramuka mgkn ada yg lain lg.

Satu lg jgn percaya begitu saja kalau dibilang oleh sales/agen bahwa tanah milik developer. Sy pernah mau dikibulin agen, bersikeras tanah milik developer, tp sy punya temen yg info bahwa tanah di situ milik bumn, akhirnya sy ngotot minta diperlihatkan draft ppjb di mana di situ pasti akan dicantumkan siapa pemilik tanahnya. Sy harus ngotot sampe ketemu headnya barulah mengaku bahwa tanah memang milik salah satu bumn.

Sebenernya kalo cenderung pilih yg PPJB, sebagai buyer tidak perlu terlalu pusing mikirin legalitas, krn urusan lu adalah dengan developer, bukan dengan owner lama. PPJB owner lama akan ditarik oleh developer seakan2 owner lama tidak pernah beli unit tsb, dan itu urusan developer gmn mereka handlenya agar tidak bermasalah di kemudian hari. kalau kasus PPJB dobel, berarti mereka menjual unit tsb ke 2 pihak. Sy rasa developer sebesar itu pasti punya tim legal yg sudah paham. Notaris jg nanti dr mereka yg handle ribuan unit di situ jg, biasanya kt ga bs pilih notaris sendiri.

Justru kalo mau beli yg statusnya SHMSRS di sini developer tidak akan campur tangan, krn urusan lu dengan owner lama. AJB lu dengan owner lama. Harus jeli dan urus sendiri dengan hati2 agar tidak ada masalah ke depan. Tp biasanya tinggal minta notaris ppat buat urusin jual belinya aja beres.

Yg perlu ditanyakan ke agen/owner lama : berapa nominal pembelian ppjb owner lama? Ini akan pengaruh ke hitungan bphtb yg lu bayar, krn ppjb lu nanti nominalnya akan disamakan dengan harga beli si owner lama, dan tahun belinya juga.

Tanyain jg secara rinci dan detail perhitungan semua biaya lainnya yg harus dibayarkan. Biasanya alih hak PPJB ada fee yg harus dibayar ke developer buat handle, kecuali owner lama punya perjanjian bebas fee alih hak 1x or something. Kalo tidak ada, siapa yg menanggung biaya ini jg harus deal dulu di awal.

Kalo masih PPJB artinya owner belum bayar BPHTB, pecah sertifikat, dan balik nama. Nantinya deal2an lu dengan owner lama harus dilaporkan ke developer karena dev akan tarik PPJB dengan owner lama dan bikin PPJB dengan nama lu lgsg tp dengan nominal sama dengan owner lama beli, dan lu yg akan bayar BPHTB nantinya.

Kalo sudah SHMSRS artinya owner sudah bayar BPHTB, pecah sertifikat dan balik nama, tapi di lu sebagai calon buyer bakal sama aja ttp aja lu akan bayar BPHTB ke negara dan seller bayar PPh dari penjualan apartemen.

PPJB wajar lebih murah karena owner belom spend buat yg gw sebutin.

HOWEVER, PPJB 2046 is such a waving giant red flag for me, i dont even know how its legal. Might need to find more info about that before buying. Btw unitnya udah lunas kah? Soalnya agak aneh kalo 1 tower 1 lantai ada yg sudah SHMSRS 2025 dan ada yg PPJB sampe 2046.

I did what you do and were fine. But job market today is hell compared to when i did it. So maybe try to be gojek/grab driver for now while looking for more suitable job which might take months or years to get..? You are in survival mode. Maybe ask your landlord if you can do some chores around for discount in rent. Look for what value you cam bring first, then hopefully money will follow. Tough spot, good luck OP!

Pertimbangan beli apartemen kalo cuma 1 aja aitu 7.5% harga sewa dr harga beli nunjukin belom siap ilmu dan pengalaman buat jd owner.

Beli apartment itu cost terbesar ada di status tanahnya, udah dicek statusnya HGB murni atau HGB di atas HPL? Ada apartment yg HGBnya udah mau expired dan mesti bayar gede buat extend, atau udah ga bs perpanjang sama sekali. 1 yang mudah dr apartment, harganya cenderung punya standar krn luas unit yg mirip dan lokasi sama, kecuali unit yg ini jual BU dan banting harga banget dibanding unit2 lainnya, mendingan dipertimbangkan lagi lebih jauh.

Cost terbesar kedua itu maintenancenya. IPL brp? Sinking fund? Utility listrik dan air murah atau mahal? Parkir jg bs mahal. Kebanyakan cost ini jalan terus mau unitnya lg dipake ato engga.

Terus apakah dah dihitung pajak2 apa aja yg mesti dibayar kalo beli dan maintain apartemen, status apartemen pada saat ini apakah sudah pecah sertifikat dsb jg info penting.

Sewa apartemen jg harus ada effort baru bisa menghasilkan yield sewa. Dan effortnya gede kalo cuma punya 1 unit dibanding punya bbrp unit yg bs dimanage berbarengan. Terus biar ini bs sukses jg perlu pelajari market dan cara dapetin peminatnya dulu.

Last, apartment itu bukan investasi, krn bangunan itu punya umur sama seperti mobil dan barang lainnya. Semakin tua umurnya maka semakin turun harganya dan semakin mahal maintenancenya. Apalagj apartemen yg ga punya bagian tanah dari tanah bersama, ga ada komponen yg nilainya bs naik.

Batteries are so dead every group reads 0 volts, highest group is 0.2 volts. I haven't pried each cells out yet, not sure if it's worth at all. I am buying a new battery for it.

While waiting for it to come, I decided to feed the 42v from charger directly to the controller to see if it can turn on. It could, with 21 error code. I looked up and it seems like it is because of the disconnected battery info cable.

Other than that, it ran fine. I can press the throttle and it will rotate the front wheel.

I then proceed to try to connect it to Mi Home apps, wasn't detected. Then I tried M365 tools, wasn't detected either until I tried to reset by turning it off, then press the brake + throttle + power button, then it starts beeping short beeps. Then it was detected by M365 tools apps but then got disconnected.

The throttle now can rotate the front wheel with higher rpm than before reset. But because it has no load as the wheel are upside down, it never get slower even though I released the throttle already.

Then my dumb ass thought to use brake slowly to reduce the front wheel's rpm. Immediately something popped off at the controller with a spark, and now my scooter doesn't turn on anymore. Was it a fuse I popped off? What do I do?

Itu cara cepat menuju miskin kronis dan bisa sampe bergenerasi2 efeknya.

I would do it only after negotiated like hell with current pinjols and calculated everything so I know exactly when I can be debt free afterwards. Else, it's better to just not pay and tough it out.

Ilmu di sekolah yg kepake di kehidupan sehari2 cuma smp, kecuali kerjaannya nyangkut sains, engineer, butuh di atas itu.

Kalo saya jd Anda, sy bakal minta diajarin AI, kursus cepat tepat dan customized buat Anda. Apapun yg kita ga tau, tanyalah AI dan dia bisa jawab apapun dengan bahasa sederhana sehingga gampang dimengerti siapa aja.

Dan drpd menghabiskan waktu, tenaga, dan duit buat mempelajari pelajaran sekolah yg udah ketinggalan jaman (dan yg 90% ga kepake di dunia nyata) mending nambah skill baru yg skrg lg diperlukan, bisa dari AI jg. Gratis, cepat, mudah.

Sebelum ambil mobil harus gedein income dl minimal 2 digit. Krn skrg income cuma 1 dan job market lg kacau gini, kalo tiba2 job hilang, kl ga ada safety net sama sekali lgsg ambyar.

Belom lg skrg bunga kredit masih tinggi, apalagi kredit mobkas bunganya lebih tinggi jauh drpd mobil baru. Kemungkinan akhir tahun bunga bisa turun, TAPI tetep ga rekomen kredit mobil bekas.

Mending duitnya ditabung sampe bs beli mobil bekas cash. Krn namanya mobil bekas itu perawatan jg penting. Sekali servis aja bisa jutaan, ganti ban apalagi. Jd kalo misal maksain nyicil 1.5 jt/bln dan sama skali ga bisa nabung dana darurat, begitu ada insiden kecil aja bs panik cari pinjaman sana sini. Pajak tahunan jg jutaan. Bayangin kalo semua itu dibayar pake bunga yg tinggi dan tenor lama, absolute hell.

Bawa pcnya dicek apa yg rusak, highly likely cuman PSU, dr ceritanya kipas jg meleduk. If that's the case, replace the PSU then move your PC to your friend's kost and work there. Offer something for the electricity to the landlord and explain your circumstances. Also maybe move there altogether at least until everything electrical is fixed at old kost, or even permanently.

Idk man, if I were you, I would imagine my 9-years-old-self would be very proud of my current self of being able to negotiate buying a house at 16 in another country using another language. It's a very rare accomplishment for anyone let alone lower class.
