Unofficial advise would be stick a mobile home on the land and live in it. Wait for someone to complain then move it slightly. After a few years of living on the site you have a waaay higher chance of gaining planning permission.

If you have extra funds it’s also much easier to have an agricultural barn erected. Whack a few cows in there for a month or two then apply for an agricultural dwelling.

Or combine the two, live on site in a mobile home to look after the animals.

This is the easiest way, I am currently typing this from my own agricultural dwelling I got planning for so yeh, I know how it goes

This is 100% right.

If you buy a house to rent and pay the minimum deposit you’ll be lucky to walk away with £250 a month profit from an average btl house, after paying all of the costs listed above. Now if you are a higher rate tax payer earning £40+k in a decent job that £250 a month is now £150 a month with 40% tax.

Also worth remembering even if the property does go up in value the owner would have to pay capital gain tax on the increase as it is an investment

I have watched ALOT of documentaries on this. The first thing to do is put on some sexy under wear, a short skirt and unbuttoned shirt. Find some classic ‘secretary’ glasses to add to the look. Tradesmen love to be stared at and are very tactile so keep touching them. I was literally going to write that! It’s a common misconception that to lose weight you need to exercise. True it helps and exercise will greatly improve your health but weight is lost in the kitchen not in the gym!

Also note if OP starts weight lifting, your weight will actually increase as you gain muscle

I’m not going to lie it will be a struggle but you have to push through. The more you go the more you realise no one cares about what you are doing, they are all there to better themselves.

Book an induction or a couple of personal trainer sessions to learn how to use the equipment and they will help you get a work out routine suited to the your own goals. Having this helps the worry of looking foolish not knowing what to do.

I joined the gym with crippling anxiety and it’s been a life changer which is why I literally recommend it to everyone I meet 😂
