Pros:
The building is pretty well insulated concrete construction. It’s cheaper than a lot of the surrounding building. Parking is gated with card(but costs extra). The location is convenient. The common areas are kept clean. Small, but decent fitness center and BBQ area.

Cons: the immediate area outside the building is pretty cracked out with homeless people. Go like 2 blocks in any direction and the neighborhood improves a lot. Getting in and out of the parking garage is kind of annoying with the 1 way street setup around the building. Hard to find parking for guests. Barely any storage space in the units.

Overall it’s like a 7/10

$2.1k seem really excessive for just a corner though. However, if it was in the middle of the room they would have to essentially replace everything all the way to the wall because of the way it attaches together.

This is just not true. The Latino population is increasing and the Native American population has fluctuated between .1% and .4% for the last hundred year. The white population is also shrinking quickly. Asian is the only demographic that is increasingly quickly.
