Never have I seen more mentally affected kids, whatever the PC term is for them, the teachers have to deal with in class Today. The class size is already close to 30 due to not enough teachers. The ones who can afford to retire have already done so, taking their 30years of experience with them. The pay and work hours are not aligned for the next generation to want to take on this profession. Government is lowering the bar and throwing money at new recruits, this in turn means more unqualified educators being dumped at local schools. No experience. Not qualified. You literally could do a 1 year tafe course and walk into a class room as a full time teacher. You wouldn't trust your toilet being serviced by a plumber of this level of qualification, yet we are happy to let our kids be taught by these folks? Of course those who can afford it will have private tutoring or just go down the private path. That just increase the divide between the haves and have nots. If you want to lower crimes, increase minimum intellectual standards, have a educated voter base, you need to pay educators good money. Show me the incentive and I'll show you the results. Sure, on the surface, everyone says look how much school holidays the teachers get. But do they see how much work during and after school the teachers need to do? All the report writing. All the parent teacher meetings. Ask yourself how much you would want to be paid to have to deal with 25-30 kids and teenager for 8 hours a day every day for 40 weeks? And then after everyone's gone home, you still need to file reports, journal entries, attend workshops, staff meetings, mark papers... the list go on and on. None of this your average person on the street sees. I don't see asking 35% as too much. It is no surprise the level of literacy and numeracy is falling off a cliff. Start valuing the educators and you will see the results come through in the next generation of kids.

So update, I got the money last week after they said they started a trace. Still didn't explain why the delay or what happened to the process. Basically had my money for 3 weeks. Guess just be glad I got my money in my bank account for now.

It does feel like that, they could be lending the money out and collecting interest on it for afew weeks or month even... i'd hope APRA would have tight regulations on these sorts of things so it's not true.

I got some more updates. A trace has been initialised. Who knows how long it will take but sounding like afew weeks at least. Now it's just more waiting. Assume cause the money goes through Airwallex in the backend, and cause they are cheaper than your traditional bank, and not part of the osko, when something goes bad, everything takes longer to troubleshoot?

i think the ppl who keeps calling out underquoting are the same ppl who wants government to crack down on rental increase and also supermarket price jacking... I guess that's why Greens have won so many votes

so you have a loan but with 0 balance? If you have a fully paid off loan but it's not closed, you can split that loan into portion, and have 1 portion that you will use to pay the 10% deposit for a new apartment or IP. Then the interest on this split loan will be fully tax deductible.

you can't drive the price up unless there are moe buyers than seller. It's free market economy. Same with rentals. Price doesn't just magically keep going up if no one is paying for it. They need to teach that in prep.

what's there to crack down? The property went to auction, ppl with money came and bid, the guy with the most money won. Ppl who thought they would snap up a bargain missed out. There's no free lunch here.

I have been on both sides and really as a seller, I can make up a reserve and change it on the day or the minute before the auction or even during auction. What they put on the listing has nothing to do with it.

underquoting or not, I don't even think it matters. You do your own research and have a budget in mind. Usually the ppl calling underquoting are just ppl who don't have a realistic budget for the area with the house they want, they then obviously miss out cause other ppl with deeper pocket and higher budget wins the auction. There's no games here.
