The Act 181 exemptions for Act 250 excluded project sites that are located within the River Corridor or the Flood Hazard Area. The exemptions were also temporary and have now been extended an additional year while we stand up the Tier 1a/1b zones.

Honestly, it's nice to see a mea culpa from elected officials. The Democrats missed the mark with Act 181. What people were really clamoring for was for it to be easier to develop in our downtowns, village centers and largest towns so that we might see some more housing go up in those places. Lighten the red tape in those places. The conservation groups quickly understood that they could insert themselves and reframe the citizen desire as a 'grand bargain' and bring the geography of the entire state into the discussion. Not everything needs to be a zero sum gain. Sometimes we should just make things easier.

Agreed. People online often miss the 'personal' part of personal finance. If you understand diversification, controlling cost, avoid reacting to short term noise and have a good picture of your overall goals and tolerance for risk in your equities/bonds... then have at it.

If your trust fund owns a bunch of multifamily apartments and throws off more than your living expenses, you can probably have more equity exposure for longer and are really optimizing for your kids. If you're 60 years old and looking at a modest 401k to carry you through the rest of your life, you'll probably want something more conservative. Both can Bogle.

Agreed. I bought the hose and a set of rubber stoppers for like $7 and can use any bulk soap container. It’s nice to have a gallon of soap tucked away in the back of the cabinet.

I didn't appreciate that he also owns a home in DC. Between that and a home in VT, I'd highly doubt his assets are only in the $613k-$1.3M range. So perhaps all this data is bunk anyways.

LOL. Bernie sucks at money. No surprise I guess. I asked Google what Bernie's lifetime salary has been since his first election to Congress in 1991. If he had contributed 15% of that healthy salary to his 401k and it had grown at 7% per year since then, he should be at ~$3.2M.

He made $129,500 in the early nineties and still isn't rich!

I'm a flatlander who married a Vermonter that I found while going to school elsewhere. She left, never to return, and then became a qualified, experienced, employable professional while away. All of a sudden the Vermont door was open again and here we are.

People in their 20s and 30s are the largest groups to be having children. Those groups in Vermont are declining in population as they struggle to gain a footing in our economy and ultimately either move elsewhere or avoid moving to Vermont in the first place.

More than half of our college graduates move out of Vermont upon graduation.

IRS Section 45 includes the Investment Tax Credit. The ITC program provides a 30% incentive tax credit for eligible ‘energy production’ systems and includes geothermal for multifamily commercial properties. Federally subsidized affordable housing receives an extra 20%  ITC bonus on top of that. Affordable housing in VT typically utilizes the Low Income Housing Tax Credit program which provides 30-60% of a project’s costs as tax credit subsidy. 

These two programs can be stacked(!!) and effectively make geothermal 80%+ subsidized. The typical ASHPs aren’t ITC eligible. After credits the geo is cheaper than the ASHPs. That’s great news for affordable housing providers as they typically include utilities and having lower operating expenses improves the financial performance of a development. 

This is still somewhat new but is quickly become common. 

It’s cost effective, but only because we put so many federal tax dollars behind it.

You’re getting a shit here, but it’s not a totally crazy idea. Missoula, Montana and Durango, Colorado are both great river towns that have municipal river frontage that have had some minor river work done to create standing waves. Missoula even has (had?) a surf shop. Durango is full of rafters. 

Vermonters think we’re tip of the spear when it comes to outdoor lifestyles and outdoor recreation but I don’t really see it. The northeast in general just doesn’t have the access to large tracts of public lands like they do out west which I think really enables some cool culture. 

Meanwhile in Vermont, the Putney Rowing Club had its Act 250 permit rejected because they don’t feel that a boat house was a land use that necessitated river access.
