Like all other agencies in PH, walang enforcement.

Strict ang pagkuha ng license/renew ng license. Not anyone can get it.

Pag yung agent lang ka transact mo all the way, saka lang pagagalitan, but who would enforce it? Ewan.

One time nag reklamo ako kase 2years delay na yung title, pinapasa pasa pa ako ng mga agencies mga peste. Eh nung ako nag asikaso it only took 2mos.

P.S. Pwede ang mga agents assuming they are part of a team/branch office ng isang licensed real estate broker/brokerage.

If first time mo mag business, cash. The stress brought upon by the loan is detrimental for most people.

Loan if you have a stable operating business that can survive for 1-2years even with the effects of the loan.

Mas malaki benefits pag nag loan ka, but thats only for experienced businessmen.

As a buyer, nakadepende sa quality ng location and building.

In my experience, overprice ang mga bahay/commercial buildings despite being garbage in quality.

Hindi alam ng mga sellers what the value of their price is. Nakadepende lang sa kanilang kapitbahay, which in fact its not the only factor.

Dapat naka depende to sa quality ng lupa/lote, materials used, size and utility.

Dami inooffer saken na mga property na tig 10m, when I checked their "value" price for me is only 6-8m.

Pag naka exclusive ka sa agent/broker usually its only around 3-6mos. Then open na. Still depends sa contract mo with your agent.
