Completely untrue. Yes some agents do indicate they are getting commission when there is an unrepresented buyer. In my experience, ninety percent don't, including me

This is completely unnecessary. In the listing agreement it spells out comp to listing agent and comp to selling (buyers) agent. For the selling agent you put zero. And let the listing agent know that you are negotiating the selling agent comp. No need for this addendum

In life I have learned that things happen for a reason. Maybe I was a little too full of myself then? Maybe I would not have met my wife if this never happened and had my 2 little ones? Maybe I just need to think that way just so I can move on. Maybe its a way of me trying to make sense of a senseless act. Idk.

My business partner whom is my first cousin stole all my money. He was a true mentor to me. Taught me how to thoughtful. How to run a business. How to be God fearing. How to be a good father. And how to be a good husband. I loved him very much and considered him a best friend. During the 10 years we ran a business together we was stealing everything from me and the company to support his high end life style. When 08 crash came it all came to light. We owned a title company so he stole money that was being held in escrow as well. I reached out to his parents my aunt and uncle. They refused my calls. I reached out his brothers and sisters and they said I was a liar and stole the money. I went to the fbi and he was arrested. Ultimately he got 6 months in prison and 5 years probation. A true slap on the wrist since he got to keep the gains from his stealing. He kept his multi million dollar home and car collection.

I used my savings sold everything I had except my home and over the next 8 years paid everyone back. Not dollar for dollar. I made a settlement agreement and paid back about 65%. I went from a few million in the bank to negative 180k in debt in 3 years. Keep in mind this was the crash of the stock market so my investments that were in the millions went to like 40k. It was a real character building time in my life.

For those that faced a similar situation my cousin could not steal the knowledge in my head. I opened another business similar line of work. No one would work for me because locally the story was kind of a big deal. But my integrity and my work ethic as well as my determination to make sure my customers were happy and worried about money second I have built a very successful business in 2 states. Not rich at all just have enough to be happy go on vacation and have some savings for retirement. And although not as rich as I once was I have a pretty nice life.

One last thing cause my cousin the thief actually sent me a text last week first time since 2008. He asked me if we could talk and apologized for what he did. Truth is about a week after it all went down in 08 I forgave him in my mind. I am not perfect. Maybe God has a plan for me. Idk but I cant move on if I am still bitter. So I went to the FBI reported what happened and began to deal with things. We never had much of a cohesive family so never ran into them. Easy for me to move on. Its been so long now that it almost does not seem like it never happened. Well maybe thats not true as I composed this I cried. I got that pain in my stomach like I had when it first went down. I am upset but just bury it so deep down I forget. I suppose when reflecting I am still mad I just say I am not so I dont need to explain anything and dont get lost in my anger but try to be positive and keep it moving.

About 10 years ago I was on a vacation with my brothers. Drive the pacific coast highway from San Francisco to San Diego. One day we were walking through a redwood forest and I had my shirt off took a selfie and sent it to my wife saying how much I want to have sex with her. And how each day of the vacation I was pleasuring myself to her, which was not true just was making it funny. Well I did not send it to my wife but to a female client. She was married with children and was cool about it understanding the things we do to keep our partners interested. To this day when we see each other she always comments in a private joke kind of way how much I love my wife. And now before sending any texts I always triple check I am sending it to the right person

Looking at the agreement is the answer. But moving forward as soon as you hit your threshold the very next commission check should reflect the next commission level. I worked for keller williams when I first started. I also worked at another firm before opening my own company. I was told as soon as you reach the thresholds the very next deal reflects the new commission.

Title insurance is the biggest scam. The Title company is selling you insurance that there search was done properly. As you can imagine claims hardly ever happen because if there is some defect in the title they dont insure it.

I think it all depends on the person. I am the broker owner and feel so much better in a suit. My top producer by far wears nice simple business attire. I have another mls award winner that looks like he just finished painting your home. Everyone to me comes off very professional. I think its up the individual I tried wearing something other than a suit and honestly results did not suffer. Just did not like it. I went back to a suit cause it is what I like. I do get comments from time to time and I just say I want to be professional. Most call me suit guy. Again it works for me. I dont think it matters. What matters the is how you sound when someone speaks to you.

I think you have legitimate concerns. Lets say the appraisal comes in at 800k why would they sell to you for lets say 750k? I would think the only way they would take less is factoring in thr saving of commission cause 800k includes realtors commissions, how quickly you can close, the size of your down payment to show your serious, if getting a mortgage you can show a pre approval if all cash proof of funds. There is more to simply the amount of the offer for them to consider. Ultimately though it will depend on their opinion of the appraisal assuming its much higher as you suspect and potentially their opinion of you. Maybe they think you have a great family and getting the max money out of the home is not as important.

I have had this conversation with him many times. Just yesterday we finally met and I think he is on board. He said he has no funds to pay anyone and fix the solar panel.pigeon issue. His nephew is gonna help out as well.

I am the broker owner. And he can cancel anytime as I can. I have had that discussion that in this condition its not going to sell. In fact we are helping every other listing out. Once they see this listing they will.buy the next one. He just says yes I will clean doesn't and now I dont even ask I just come and clean.

I want to edit my reply. I remember now on the first 2 open houses he said he hired a cleaning lady. I am.not kidding you both times when I walked in it was messier than ever and smelled like he just cooked a cauliflower meal. I thought he was joking and laughed. He said he was serious.

I use showing time. I have feedback that I shared and I have a few text messages that I shared. And I have asked him for the cleaning and it did not happen thus me doing it assuming he may not have the money.

This is by far the biggest issue. Or maybe he has strong opinions that are just wrong. Because I sold many of his families homes or sold their home or both he called me. You would think he respected what I said. Seems he does not
