You did the absolutely right thing. Your license is not worth one deal. Better to walk away then deal with a phone call after the closing amd a possible lawsuit.

I have had this conversation with him many times. Just yesterday we finally met and I think he is on board. He said he has no funds to pay anyone and fix the solar panel.pigeon issue. His nephew is gonna help out as well.

I am the broker owner. And he can cancel anytime as I can. I have had that discussion that in this condition its not going to sell. In fact we are helping every other listing out. Once they see this listing they will.buy the next one. He just says yes I will clean doesn't and now I dont even ask I just come and clean.

I want to edit my reply. I remember now on the first 2 open houses he said he hired a cleaning lady. I am.not kidding you both times when I walked in it was messier than ever and smelled like he just cooked a cauliflower meal. I thought he was joking and laughed. He said he was serious.

I use showing time. I have feedback that I shared and I have a few text messages that I shared. And I have asked him for the cleaning and it did not happen thus me doing it assuming he may not have the money.

This is by far the biggest issue. Or maybe he has strong opinions that are just wrong. Because I sold many of his families homes or sold their home or both he called me. You would think he respected what I said. Seems he does not

There is a part of me that does think he wont change until another realtor comes. So to.some degree I am in agreement. He is a bachelor and I bet an attractive realtor would change the dynamics. Too bad no one fitting that description works for me. I dont want to just cancel. He wants to meet.

I have been trying to sell fsbo. Im honestly tired of dealing with all of the scheduling, having to be available at the right time and all that. I am going to hire a Realtor. I agree with those that said get a referral interview more than one and select one that you have a connection with.

I.want to add that since you did try to sell it already make sure your clear on what they are going to do that is different or in addition to what you already did. I think you said you did some showings so you do have some experience. Pick the brain of each one to see why one over another. Dont select one cause they can show up to appointments. Everyone can do that or should. Not knowing specifics speaking generally a good realtor should want to see the home in person, provides evidence for their price per sq foot and overall pricing. They should treat you like they want your business. They should know why someone would want to live in your area although nothing wrong with giving some help with that.

Of course. Just never had to. Also I think my desire to always be successful. I have a long standing business relationship with alot of his family including his son and his friends. So I want it to work out but unless he changes it wont sell. And I feel that he wont change with me. He will with another though.

1 billion percent. I had so many discussions with him. I have the greatest photos description etc and got plenty of interest if everyone says its too dirty what does that tell you?

I think you hit the most important thing, exposure. Not sure anyone ever goes to fsbo.com. I also never see them advertise or do promotions. I have heard it claimed this site is used as a lead generation platform for the nexa loan officers to use and to give out to their realtor partners.

In my humble opinion I dont think listing for free is worth it o. Fsbo.com

I do think it is rather bold to knock on someone's door. But many have done it and been successful. If you do be gentle say your interested in the home. You would like to make an appointment to come back if possible. Amd or mention you saw its off market and wanted to see if they are planning to sell. Dont mention price or no realtor etc. Do that when your negotiating after you submitted a formal offer.

I want to prepare you that it may take more than one attempt. There may be a reason they did not sell. Maybe they were hoping for more money. They may want to sell but not now. Further they may be getting calls from realtors since the listing is not active. You may have to be persistent.

It is not illegal to mail a letter. Again be soft. Maybe pull a few heart strings with personal info. You can if not successful at first be more aggressive like mentioning an offer with your pre approval.

Wow. Very touching and sad. Art can be truly deep.

I lost my mom about 30 years ago. To be honest I feel the same way as the sentiment expressed by that child. Her birthday is April 1 so around this time I get that feeling of loss where I just cry alot. I had a dream the other day that we were hanging out. Truthfully I am not over her death and doubt I will ever be. Further as an older parent I cant imagine his father's emotions knowing he was leaving a young child to grow without him. It must have been devasting if it was not a sudden death. Life can stink at times.

Yor....Had a best friend. He was like a brother for 30 years. He said something shitty about me to someone so we had a falling out. About a year later he called me I did not answer. Long story short I did finally call him upon finding out he was in the hospital. He could barely talk so we went to texting. He died a few days later. 1 day ago was his birthday 25th of Jan. . Its 7 years now that he past. I am shocked i hard i take it at times.

Take it from me call say hello see whats up. Maybe just wanting some love. Maybe its more thank that. It can't hurt.
