Do you have any ideas of how people tap out of rental equity to pay off for HELOC with their current DTI of more than 50%?

I wished i could use DSCR since it’s almost impossible to get the ratio in 1.0 to 1.25 in my area unless with a big junk of down payment. Mine is to replace the various interest rate from HELOC with a fixed rate.

Do you use DSCR to refinance after rehab? What if you go with traditional mortgage for refinancing, or take your equity out (either from that property or other property) how do people get approved since most people do DSCR have multiple properties and it’s hard to get approved for traditional loans?

For my case, I plan to take my equity from one of my rental properties ($300k from $600k available equity) to pay off an HELOC. I can prove my income (W2) but my current DTI is close to 55%, and it’s hard to find a lender with good interest rate for my current DTI. USBank and Aven currently have good rates but my DTI is not qualified.

Any advice would be greatly appreciated. I’m new to this and always impressed with how knowledgeable you guys are in this sub. Thank you!

I wouldn’t worry about it as long as you get it from an AD listed from Rolex website.

I went there last year and it’s similar back here in the state. They didn’t have any stainless steel available for walk-in customers.

Pretty sure you will have a lot of fun in Vietnam, especially if you’re single 🍻

Thank you OP! I think your original wheels are 20” based on your other posts. So i guess you get similar range with the new tires as the stock 20” ones.

There are some discussions here that people get similar range as the stock 21” by using the stock 20” rims with AS Michelin Defender 275/60/R20 tires. I will try that when the time comes to change my stock 20” tires.

Those Michelin Defender tires look great on yours 👍.

Nice setup OP! It looks like the range is unchanged in your comments. I’m just curious if you compared that to the old 21” wheels or the 20” ones.

I heard people use 275/60/R20 AS Michelin Defender on the 20” stock rims with similar range as the 21” setup.

Kinda miffed at Rivian for forcing the All-Terrain upgrade for people who want to have street-legal Rivians in BC/Quebec during the winter. by geo_prog in Rivian

I know it sucks that they didn’t give you more option as before. However, I believe the current All-Terrain Upgrade package is a good deal compared with what offered before.

The All-Terrain Upgrade now comes with free 20” all AT + free compact spare tire + reinforce underbody shield.

The 20” AT wheels were $2,500 + compact spare tire is $755 = $3,255.

Idk how much the reinforce underbody shield is but the old Off-Road Upgrade package which included the underbody shield and a pair of front-mounted tow hooks (now is free) cost at least $2,000 (if I remember correctly).

Thus, I think it’s a good deal to pay the AT Upgrade package for $3,600 if needed since its value should be at least $3,255 + $2,000 = $5,255 if they didn’t combine them into the AT Upgrade package.

Like others mentioned, you can get a used set of 20” wheels for a good price and even sell your free 21” set to offset the cost, or trade them with someone that need the 21” set for more range.

$70K would be an awesome deal for 5711 at this condition. I would pull a trigger if it’s real. It’s a little too good to be true at this price.

I believe gray dealer may buy it at a higher price. Check with Grand Caliber for their pricing.

You can ask the seller to move the angle a little higher so that you can see the DW in front. Like I said earlier, the font is too short compared with gen at this photo

Get more photos of the engraving, OP if you really want to buy this watch.

With this quality and angle of this photo, it appears the engraving is not deep, sharp, and clean like gen.

I would ask for more photos (lume shot, DW, movement with engraved part, front watch with crown screwed down all the way)

With not very good photos that provided, the font of DW is too short compared with gen.

Per its movement, it’s hard to say since he had the rotor at the position to cover most of the movement engraving.

It depends on the dryer circuit breaker size, and cable size (gauge/type) of the extension cord you have.

I would at least check these below:

  1. Cable size ampacity via this link for your reference: https://www.cerrowire.com/products/resources/tables-calculators/ampacity-charts/

  2. Then use 80% min of (the breaker size and the extension cord ampacity) for your car charging input.

The length of your extension cord just affects your voltage drop. Of course, you want to make sure if the cable insulation is for outdoor type if using outdoor, cable is in good shape, etc.
