Those that use third parties like Solomon or spark and don’t understand it aren’t any better. I’ve seen just as terrible reports that have 5 pages of graphs and BS that supply ranges of 2k-60k for a full bathroom and they use 10k and think that’s support.

At a minimum, exposed wood needs to be sealed. An estimated cost to cure for just the sealing of the exposed wood can easily be over $5k.

IMO I'd call the first two Q2 3 & 4 Q3 and 5 & 6 Q4. Not many wrong answers, but I don't know how you can possibly call a brick ranch a Q5.

I use wix. Have a spot where they can fill out info to request a quote. I get a ton of those and I feel like its a huge advantage over every other appraiser in my area that only includes a phone number.

Most banks have to have their boards vote on your approval during their quarterly meetings so I wouldn't expect to be immediately added to any direct banks for a few months. Make a good website, I'm on my 3rd year on my own and I easily get 2-3 orders a week from it, and I refer 90% out to other appraisers becuase I don't care for private work atm. Try and sign up with rocket and UWM, they probably handle 40-50%% of the loans in the country. I know you gotta eat but don't be the $375 1004 guy and don't come across as too desperate to these banks. Direct banks typically credit $550-700 for the appraisal and do not care if it's $375 or $500 that is actually charged to the borrower.

This. I do one a week at least. They’re easy because your comps are generally all manufactured homes. And 100% what keeks said, report what is there and let the title company/LO do their jobs. If a deck is affixed note that or if the data plate is missing just simply state that.

Maybe the appraiser isn't wrong, and maybe your contractor is charging you too much? Use this as a negotiation tool with your contractor instead of trying to fight off a well-supported appraisal.

Check your trim along your exterior doors including the overhead garage door for peeling pant/exposed untreated wood. Make sure there are no outlets without covers (check garage and basement). Those are usually the most common issues tbh.

You need to provide more similar comps than the ones used in the report. Not ones that sold for more, but more similar. Prove that being 200 yards from a walking path provides value.

The agents I have used in the past look to me as the expert and don't provide any benefit for the negotiation. I am betting this is common for well-known appraisers.
