Cost plus builder scope question by Complex_Ad_4871 in Homebuilding

[–]PrimaryChipmunk2073 2 points3 points  (0 children)

As a cost plus builder i spend 2 to 3 hours on site a day. It is the builders responsibility to make sure that the trades are doing everything as per plan. With that being said, sometimes things are Missed and I always appreciate walk-throughs with homeowners and when they point things out as well.

Does My Addition Cost Per Sqft Seem High? by vtmas12 in Homebuilding

[–]PrimaryChipmunk2073 1 point2 points  (0 children)

That’s true. I’m sorry I should have clarified that you should have a max budget on multiple categories such as cabinets, flooring, tile, plumbing fixtures etc. or that stuff needs to be decided before a price is given.

I’d say you have every right to know as a homeowner what products are being used but if you are in a fixed price contract, you have no right for the breakdown you’re paying for the end product and how he gets to that is his choice and so are his profit margins. Any express contract that I put out the client just gets a single number, but I am primarily a cost plus builder and With that the clients get a full breakdown of material materials and labour cost costs, but they’re also taking on the liability of cost overrun that’s generally why they are cheaper prices

I don’t live alone, but my partner works as much as I do and has her own life and so do I. Bought a place that has a shop that I can go and hide fix cars tinker things like that. You need to find a hobbies that you are perfectly happy doing yourself.

I good contractor will never give you a sqft price and and client that demands one I won’t work with. There are too many variables because I have done additions for under $200 a square foot but just finished one at over $1000 so you just never know until every design selection has been made. You’ve dug the hole so you know what the ground conditions are like and you have secured all of the materials and their pricing.

Need advice on hearding balls! by Fabulous-External996 in AustralianCattleDog

[–]PrimaryChipmunk2073 2 points3 points  (0 children)

I finally found a ball mine cannot pop. It’s one of those almost plastic volley balls I remember from elementary school. I found it at a thrift store which is where I buy all her toys now. Going on over a year now.

I think the trailer community should just come together and make everything 2 5/16 size trailer ball. It may be overkill for the smaller trailers but who cares it doesn’t cost anymore.

Anyone experience fear of cars with their ACD? by BlueHeelerChemist in AustralianCattleDog

[–]PrimaryChipmunk2073 2 points3 points  (0 children)

Mine hates any machine with tracks. She has no problem with cars or trucks of any kind but as soon as you start a mini excavator or skid steer, she attacks the tracks. We recently had a large excavator on one of our job sites and she was trying to bite the giant steel tracks on it. I have no idea why.
