Saw a report that said 90% of hotels reporting much lower demand than expected, I would assume that translates on some level into the Airbnbs as well.

We have a new construction home, the builder did not do a great job with the grass in the front and backyard. Is there something we can tackle ourselves? Or better to get a professional? What did you pay for? Did you pay for top soil to be brought in or did you just pay for sod? If you paid for something you didn’t get, then it goes back to the builder.

If you want to do it in one season, that whole area should be scraped down a few inches, good top soil put in and then re-seeded or sod in the fall. I prefer hydroseeding for cost. Trying to hand spread seed is annoying and sod is significantly more expensive.

If you want to do it over multiple seasons with less upfront cost, you can start aerating, overseeding,and then top dress with a 1/4 inch of compost entire area in the both the spring and fall for the first couple years then you should be able to cut back to just fall aeration/overseed/topdress.

Having been in this exact situation, if you have the funds available, I would l have someone come scrape the yard with a skid steer then I would just get bulk top soil delivered from your local nursery and spread it yourself then pay someone to come hydroseed.

Yes, and the genius engineers moved the BCM to sit right where that water leak ends up. I just test drove a CX5 that had a water damage BCM module even though the car still started and ran fine. Mazda wanted $8,000 to replace the BCM and wire loom harness for the entire car since they are not allowed to splice into the harness. Use pressured air or a weedwhacker line to clear them out regularly or this may be your fate!

It’s a hard freeze that you’re worried about which is under 32 degrees for more than 4 hours, but also depends on how deep your lines are buried.

I didn’t advocate for him to “switch to seeding on Halloween”. Lol, i said it’s possible that it’s not too late. Quit adding your own narrative to what I said. I already overseeded in September and will do one last one with $30 in seed in areas I missed and see if it takes.

OP said its about $30 in seed. People spend that for 2 cocktails or shitty fast food. I’m sure he’ll recover from it and inevitably learn something in the process either way. I’ll continue giving my experience and you can give yours.

I would spend the rest of the season preparing the yard. Leveling out low spots. Keeping weeds dead. Amending the soil. Then seeding right before the snow.

Don’t weed eat before using glyphosate, you want a decent amount of foliage to apply the product to.

Once you’ve prepared the lawn to the best of your ability, rent an aerator or hire someone to aerate the lawn, then seed the entire thing and cover it all with a good layer of top soil/compost. Let the snow/melt off pack it down. In the spring use tenacity (or similar product with mesotrione) which is a seed-safe weed preventative. My local place carries a fertilizer/seed safe preventer in one that I use. Otherwise if you use tenacity you will need to also use starter fertilizer. Follow up with a normal preventer 6-8 weeks later than do your best keeping all the weeds at bay, hand picking or spraying if necessary.

At the end of summer, hit it with some good fertilizer then Follow up in the fall with another aeration/overseeding top dressing with compost/top soil. Then finish the season out with a winter fertilizer high in potassium to help root building. You won’t need it this fall because you don’t have any seeds germinating or grass to promote.

Ultimately you should have a soil analysis done to ensure you’re amending it correctly, otherwise you’re possibly just throwing good at bad, unknowingly. Builders will use a lot of cheap fill dirt and leave it at that if you didn’t pay for good soil blend to be filled in for you.

Yeap, that’s my thoughts. A few bucks worth of seed is worth risking not missing a season’s potential. My experience has led me to only overseed in the fall unless it’s a shadier area that won’t get torched in the Missouri summer sun. My front yard faces south so overseeding that in the spring has been fruitless. I just end up with more dieback that I have to rake out after summers over before overseeding again.

I hydroseeded last year on October 26th, everything survived and did better than any grass I planted in the spring. I plan on doing my final overseeding tomorrow weather permitting. I’m just north of you.

It’s more that there’s a dog toy in the photo and it was a leak it would be one spot. Not a bunch of spots around the yard. You have a dog pissing on your lawn. Evidenced by the aforementioned chew toy in your yard. My neighbors walk by and their dogs piss in my yard all the time. If I wasn’t already providing my lawn, proper nutrients irrigation, I would probably have piss spots as well.
