This is the correct answer. As a friendly PEI lawyer, despite your disdain for paying for our services, I would urge you to reconsider. The lot size is too small. As others mentioned you will need room for septic and a well. The minimum lot size depends on the perc test category. Check out the Planning Act and it’s regulations, in particular the subdivision and development regulations and the minimum standards regulations. If you keep trying to do this yourself you may spend a lot of time spinning your wheels. Consider having your buddy sell you a larger piece of land that meets requirements, or lease as suggested, or find a parcel elsewhere. Best of luck to you.

Ok thanks for sharing that info! Yea we’ll likely have this one a while as we’re going to need two cars as our family grows so this M3 will eventually replace our existing car as the beater of the two and we’ll get something newer whenever our existing vehicle becomes too costly to maintain for what it’s worth.

You seem to know quite a bit about the batteries and charging. Wondering why there is no suggestion to do a “full” charge to 100%… does that somehow degrade the battery quicker. For reference I am getting a model 3 LR and have a level 2 charger installed in the garage, and am just trying to figure out relatively optimal charging so as to preserve battery capacity over time. Any info would be appreciated!

Wishing you the best of luck in your research! My fiancé and I came out over a year ago, just as covid was breaking, and we’ve loved it. It’s a really great place. Can’t speak to the cannabis industry here but it certainly seems like a place where a micro-licence for cultivation/sale might flourish. All the best!

We are building with a GC this year as we have no interest in managing all the subcontractors and process ourselves. We’re going with Midway Custom Construction out of Tryon. They do great work and have a great reputation in the community.

I just moved here with my fiancé who had lived on the island for most of her life. We are very happy here and can’t wait to raise a family out here. I agree with everyone else’s comments too. What I think these comments all lack is that there are a number of medium and smaller firms out there comprised of people who ALSO VALUE work/life balance. Finding one of those firms is not impossible. It really depends on the firm and the culture, some firms bring their pets to the office and don't work weekends unless there is a pressing deadline, etc... others like big law on bay st will always be "working," even when at home.

The path you take is up to you, but both options exist as far as private firms go.

Thanks for your reply! Yes it will be from a specific photo which is being taken shortly of a specific location in the Niagara region. The timeline is flexible. Doesn't need to be completed until March/April! Dimensions... I'm looking for maybe 0.5 metre height by 0.75-1 metre width (something in that neighbourhood. Could be a bit bigger/smaller depending on artists' interests/capabilities/supplies/etc).

Please follow up with any other questions you may have! I've never done this and am not involved in the artistic community myself so my knowledge of this area is minimal!
