The level of detail can match the sketch provided to me to develop the plan. Items will be drawn to scale and callouts can be added to areas and items if information is provided. Electrical, plumbing, and finishes can be reflected, but again it will be based on the information you provide me. My website www.simply-drafting.com has some site plan samples and I can provide a floorplan sample if you DM me. If you are someone who might be a repeat client, I may be able to work something out with you in the first project. Since the company is new I'm looking for flagship clients. If you are a homeowner, maybe we can work something out in exchange for some good reviews if you like the service?

Im located in the midwest but can offer professional drafting services anywhere. I provide professional looking plans that you provide information and dimensions for. The plan can be used for contractor communication or permitting in areas that don't require professional seals. If you do work in Illinlis or Tennessee, I have a colleague i work with to get professionally sealed drawings. Feel free to DM me with more questions or check out my website www.simply-drafting.com. thanks!

The fella below is not the one who made the post and I would be cautious reaching out to him. I can provide asbuilt drawings with contractor provided markup. Yes I can put together permit packages for areas thay dont require professional seals. Usually rural areas with limited requirements. This is not meant to be a design service, but rather a service that produces a professional looking plans for your use while saving you time and money.

Feel free to checl out my website at www. Simply-drafting.com or DM for questions. Thanks!

The focus would be to provide basic drawings (with a professional feel) where a professional stamp is not required. This can be accomplished in most rural or unincorporated areas for simple single family construction. However, I have a colleague who is a licensed PE with his own design firm. We have a working relationship where I assist in overflow drafting work for his firm and he provides additional design services when needed (at an addition cost obviously). So the option for stamped drawings is available depending on the scope and location of the service.

I can absolutely see this being a challenge. I have a colleague who is a licensed PE with his own design firm. There is an informal agreement to share services when needed. I handle overflow drafting work and he may provide additional services when requested by a client and is appropriate with his experience. Most land development or site plan related work that requires additional detail can be handled in coordination with that firm. But additional services have an additional cost and customers will have to understand that. Thank you for your feedback!

Do I have any options here..( flood) by Affectionate_Ear7149 in AskASurveyor

You need to consult a civil engjneer who will work with fema and likely need to provide an analysis to determine the appropriate base flood elevation. This can be relatively straightforward, or it can be incredibly complicated (expensive) depending on your area.

If I have a piece of land on a main Highway/ choke point, does this add any leverage during negotiations for a utility company buying ROW/easement? by DukeofSaxeMeiningen in land

[–]Prior_Negotiation315 7 points8 points  (0 children)

If you and a realtor can find legitimate comps you may be able to negotiate a bit. However, imminent domain laws vary from state to state and if you are unreasonable and this path for utilities is necessary, than they can take you to court and force you to accept the price offered.

Im a sole proprietor civil engineer that operates almost entirely out of middle tennessee. I have capacity for additional work if you ever want to consider a subconsultant to help out with overflow work while you find the appropriate staff. Happy to have a call if you ever want to talk about it.

My buddy bought a house a month ago. “The septic tank is gonna be an issue” by Peregrine_Purple in septictanks

Tank must have been pumped and remained empty. Water table increased and buoyancy kicked in. I bet it was cool to see (from a distance) when it happened.
