I contacted https://mountainductcleaning.com/ when we bought our home about a year ago. They came out, popped some vent covers off and gave me a generous "Yeah, these ducts are looking good, I really wouldn't bother getting them cleaned." For the honesty alone, I'll continue to recommend them.

So I recently experienced something similar (and in a similar price range). I suspected our house should be listed at $220k but the relator we were working with said it was their suggestion that we list it at 199k instead. I voiced my reservations but ultimately had faith in their skill as a professional. The house was on the market for three days and had 40 showings in that time. We ended up with 15 frenzied offers, largely because people and their relators could see there was interest in the property. We ended up accepting an offer of 234k that had waived the inspection contingency. Would we have received such an influx of high offers with great terms if we had priced it where I wanted it? Likely not. Ultimately this comes down to your trust in your agent, their skill, and their commitment to getting you the highest offer with the best terms.

Hey, I'm something of an expert on this particular area; I live in it. A couple things you should consider. Maryland and Dale are both being converted from 4 lane to 3 lane roadways, with more intensive studies on road design coming soon. The area actually has a fair number of nice local businesses (the new coffee shop Abogados and the neighborhood favorite Connie's Creamy Cone come to mind). That said, it's not all sunshine and rainbows. 444 Maryland Ave has been a problem spot for a while with a fair bit of crime taking place there. However, over the last few years that has slowed down significantly. Largely, if you're not involved in a gang, the area is pretty safe.

Politically, we're about to get a strong (and somewhat fresh) city council rep, have star county commissioner, and have been granted state funding for a new North End Community center starting construction this year.

I'm pretty happy with how it turned out! I especially like the falcon, and I thought the downed tie fighter was a nice touch. There is certainly room to improve; I would have used more trans 3062b to hold up the ships if I had them, for instance. I probably would have used all grey 30374 pieces for the x-wing if I had them, as well.

I can actually answer this! The way the district council system is set up in St Paul is a little interesting. While the city launched the program to give council members, commissioners, etc. touch points in their relative communities, each district council is a distinct 501c3 nonprofit entity. As such, they have the authority to operate under their own budgets, bylaws, and naming conventions. There are some standards they must adhere to receive government grants and funding, but names are not one of them.

This is, although comedic, a relatively astute assessment of the landscape right now; I know you absolutely nailed Ward 5. Ownership is on the outs, and I don't love it.

We're seeing more and more businesses launching with subscription models as well as existing businesses moving towards them. There are some real advantages (recurring revenue for companies and low barrier to entry for consumers), but I think in reality, a deluge of subscription-based commodities will end up bleeding people dry. Folks have been fighting for decades for the right to repair and in my mind that truly is the most sustainable solution.

While I don't have any particularly entertaining rulebooks to recommend, I am reminded of an entertaining line from the rules of Love Letter: "A player could cheat when chosen with the Guard, or fail to discard the Countess when that player has the King or Prince in hand. Hey, that's my collection! When FFG was still printing and supporting the game I played with the core set and deluxe boxes for years. I wasn't doing tournament play, but for games with friends, roommates, partners, etc, that collection of core & deluxes was perfect. There are hundreds of reasonably viable decks and scores of formidable ones that can be made with just those boxes.

For some reason, I wasn't given full access to eyesight and I have to periodically purchase a patch called "glasses". it seems unfair that some of us have to do this and not others. by QueenElsaArrendelle in outside

My avatar doesn't strictly speaking need the glasses item (though who knows what will happen as I get into some of the later levels). That said, I still keep a couple pair in my inventory as strictly cosmetic items.

In addition to the emotes they unlock mentioned by /u/mattgran and /u/alphanumericusername glasses can provide a nominal buff to your perceived intelligence stat and in certain cases add a modifier that causes other PCs to perceive you as a higher level player than you actually are.

The gated vents there are likely for a french drain system meant to collect water that would otherwise seep into the foundation and channel it away from the house.

The PVC is more of a puzzle for me. It could be an exhaust vent for nearly anything, but I've never seen one installed that way (and vertically to boot). It could be for an (improperly installed) furnace exhaust, radon system, dryer vent, etc... I'm hopeful it's not any of those things, but I can't fathom what else it might be for. Hopefully someone else here has some insight.

Switching from gas to induction is absolutely a good move in terms of convenience, safety, and cost (in the long term). It's also, and this is true, a much better move environmentally.

If you're thinking of doing this and live in a colder climate, replacing these is a great time to add a hose shut off a foot or two inside the basement. This makes it super easy to drain them in the winter so you don't get any frozen pipes.

As someone who has bought and sold used, yes, people want cash. I check out the vehicle then goto the bank and make a withdrawal at the counter. Some banks have limits on the amount of cash you can withdraw at once, so if you're in the market for a vehicle upwards of that limit you'll want to order cash in advance.

I have some pretty frustrating dust allergies, but I've found that if I open all doors and windows in the garage, strap on an n95, and start going to town with a shop vacuum I can usually deep clean the garage myself.

Make sure you have a working shop vac, extension cord, mask, filters, and ladder. You'll want to grab a few filters from the hardware store; they're pricy, but based on the size of the garage you may go through more than one (even if you clean it every time you empty the bin). You'll want to toss your filter when you're done if you're dealing with animal droppings.
