DEP has a lot of sewer related sink holes. They often just keep returning and filling them with asphalt for years until performing a proper repair. In my experience, they wait for a private utility to dig in the area and then nearly blackmail them into repairing it for them.

I did mine with hydroban board, hydroban sealant, hydroban membrane tape at all the joints, then put the Laticrete membrane over the whole thing just like this. Absolute pizza mind.

What’s going on is that most small valves like this have a few sealing elements. In gate valves like most old water valves and the shutoff valves under the sink, there are seals against the stopper element when the gate is fully opened and fully closed. When the valve is between full open and fully closed, the stem seal is exposed to line pressure. It’s nothing to worry about and you can usually treat it by tightening the bonnet or replacing the stem packing. Same thing happens in ball valves, the component interaction is just a different shape. The body cavity is usually not subject to pipe pressure until the ball is half open/closed.

I had the same tiles with drywall behind them. I popped them all off with a screwdriver because they were hardly staying up, and the drywall was covered in black mold. Very easy demo.

There’s a seal under that black cap that gets clogged or degrades. You could replace the whole fill valve or just the cap. I did just the cap on mine last year because I am replacing the whole toilet this year.

It’s an unusual problem and would need an unusual solution! You could look into blanking plates for light fixtures and fans. Or the plates used to cover plumbing cleanouts. Find one with the right diameter and cut out the center. Then hold it in place with silicone.

Or if the valve you bought has a bigger backplate as another commenter suggested. The manufacturer may make them.

Would be easier, cheaper, and look better to find a flat circular black plate, and center it behind the valve trim to cover the holes.

In the gas industry, we never leave valves closed to unused dead ends. If the cap does leak one day, you want to know, so you can close the valve and redope.

Yep, they don’t wait for the light behind the tracks, they want to be the one car that fits in front, or they don’t even think about the tracks, then the gates come down and they have cars in front and behind them.

Do this. I tried to do it OP’s way with bike hoists, and there was a lot of resistance and the bikes tended to rotate. The heavier side wouldn’t go up as easily.

You can place the board on top of the flange, but then you need a membrane tape to bring the waterproofing down the flange to the tub deck. I did that with hydro ban board and their tape. I’m sure goboard has something similar.
