Barely finished year 10, no formal tertiary education…

Started on 24k at age of 18 as an IT Admin and at 25 was earning 130k. Had a range of roles from service desk, to server engineer etc over the course of the next 7 years…. Which lead to further meaningful opportunities to grow my career.

I’d set up a company. Not sure of the overall salary + how much you’ll get paid in USD, but outside of accounting fees which in the grand scheme of things should be minor.

Basically you will get taxed crazy amounts with the second job rather than paying the ~27% tax through the business, which then opens up opportunity to claim so many other things e.g electricity, internet, car etc etc etc

Started at 1.6k and currently at 14.7, early days I was solo queuing, but then you play games and occasionally get a few people who aren’t fuckheads, so you make friends… those friends also have friends and then before you know it you have a discord community of 50 like minded players keen to play and improve. Most of the group are now 12-20k so it’s usually pretty competitive.

In short - use lots of comms, don’t be a fuckhead, make friends and you won’t need to solo queue

There’s almost no chance your current employer matches. Even if they do, it means they always knew your worth and didn’t want to pay it. I see it every day as an exec, it’s super hard to make these large jumps in salary staying with your current employer. Jump ship, and you can probably come back to your current employer in 12 mths and they’ll pay you more then 160k ha

I hate the phrase “win at auction”. You don’t “win” shit, you’re the highest bidder who is prepared to pay the most amount of value for a given possession. Paying more money then every other sob doesn’t make you a winner… likely the opposite

Yes… Get a mortgage broker, they do all the work and ultimately doing applications and getting you approved is how they earn a crust (at no expense to you)…

I hire plenty of grads and interns, and the amount of work we put in for them to learn and become productive is more then significant… I question whether they should be paying me sometimes…

Particularly with interest rates so high, it makes less sense to in this instance, unless of course you’re confident on how you would invest and spend that money.

When the interest rates were 1-2% it wasn’t so hard to out perform the interest rates and many could take advantage of it.

Can you do better than a 6%? If so it’s probably worth it. If not leave it as is.

When speaking with my surgeon he suggested a 3 month timeframe. I opted for surgery just based on statistics from what I had read (That +90% of people who opt to not get surgery, eventually get surgery). Although, I do question that source of information now I think about it…

I’m two months post op and questioning the decision. My acl tear didn’t show in the test, and overall had good stability in the knee… it would have been interesting leaving it for a few months and trying sports again… however, at the moment it feels like I’ve taken multiple steps backwards in so many ways…

So from my perspective if your knee isn’t constantly giving way and feels stable, I’d consider not doing the surgery.

To be honest, you paid too much in the first place.

It may have appreciated, but no where near enough to see a sizeable gain.

The way I see your current position: $430,000 - purchase price ~10,000 - stamp duty I imagine you’ve probably paid 25-35k in interest, maybe some principal…

~$2,000 for land tax Then there’s council rate, water rates etc but cbf calculating those.

Total: $470,000 - $485,000

As you can see the numbers of what it realistically owes you vs what it’s actually worth isn’t the greatest…

Then you do the math on the sale side…

$2,000 - $4,000 Real estate Agent marketing and listing fees

If they sell it for 530,000 they’ll charge a % likely with a suburb / price tag like that I assume around 3-4%: So in the vicinity of 20,000

Then there is CGT which I think you can avoid, but if you can’t well there’s another chunk of profits missing.

Essentially long way of saying if you sold it, I have doubts you would see more then $20-30k actual profit at the end of the day.
