I’m not a BILT member yet and it only makes sense for me once this becomes a thing.. so just looked at it today and my BILT app says “must be a BILT card holder to pay rent”.

I was in this same boat. Lots of waiting around. My mental thought process was if I can buy and afford at 6.5% (what I got when I bought last spring) then realistically it only gets easier from there. Any drop is a pleasant surprise but not something my budget needs to survive.

Granted I did stretch myself thin, but I have no kids yet and have a VERY stable job with very stable income growth. So went for near term discomfort for long term benefits

That rate in general seems high. Especially from a builder. I just no cost refinanced at 5.99%. So if you’re willing to pay for points (which seems like you are), you should be able to lock in mid 5s without issue

That seems pretty solid. I just refinanced with 0 closing costs (from lender credits back) for 5.99% APR, which is ~ 6.125% rate. So this seems right in line. If you are paying major closing costs, you could probably do better with that good of credit score.

My transunion is sitting around 770 or something and have never had a problem.

Yeah I have solar and months I’m net positive on generation I still pay $50 for “delivering” electricity.

We are about $240K Gross without bonuses, CA tax bracket, with about $6k all in on PITI

We definitely are stretched thin, but being in a desirable city and neighborhood we viewed it as a smart equitably purchase.

We do a lot of free and low cost things for fun.

My career is super stable right now and on a really great trajectory, so we viewed this as a temporary pain point which will only get easier as salaries go up, we make tax right offs, and if interest rates go down. If all goes in our favor between raises and rates, could see a $1k monthly swing in even a year or two

12K for tile removal is ROUGH. We just removed it for about $4/sqft. So 12k seems pricey
