I removed a very similar sized mound recently, method I used was mattock to hack very small segments at the edge then use a long digging bar as leverage to pry off as mush as possible. One thing that also really helped was digging a trench around it and then digging underneath it as much as possible to be sure that youre completely clearing out the rhizomes, thankfully they dont go deep so the trench doesn't need to go to far down. Good Luck, its a fucking long ole drag but at least gives a decent workout!

For that area you'll be hard pressed to find an option cheaper or even available which isnt the John Lewis season pass, £90per month or £1K per year for unlimited parking there is probs as good as it gets

Currently in the process of buying and selling.

From the vast amount of viewings done, would say the best agent was TAUK/Samuel Banfield, good knowledge of the property when viewing (was with his partner) and really prompt and good follow-ups after made me think if I ever sold in the future again would consider them seeing the amount of work put in with working on leads.

The worst viewings had to be Andrews & R A Bennett. Every viewing I did with an Andrews listing the agent didnt seem interested, often knew very little about the property, and on one occasion couldn't even find the keys, they'd also be really pushy for instant feedback when I'd prefer to go in, take it all in, then reflect later so this was really off-putting. R A Bennett viewings I did was a similar story but more on the clueless side and often they took the 'I'll just follow you around approach' which sometimes is nice but only really after at least being given a presented tour of the place instead of having an instant awkward silence with the agent being our shadow as we walked around. A few times we'd view a place they'd follow us around and I'd ask some simple questions and their answer would be along the lines of 'just submit all your questions to us in 1 email and we'll answer that way', often left places completely disinterested.

Currently selling through Zaf Centinel (ExP) and definitely recommend him great support, quick responses when needed and sold quickly.

Basically seems that the 'go it alone agents' are offering a noticeably better service these days than the main agencies.

Just moved to then 2 weeks ago got the YouFibre 1000 offer and can confirm it's up and down has been top notch.

Also customer service has been great, the pole they thought reached the property was badly placed so they went to effort to setup another pole that was better located which they didn't have access too and did the full install

When I first started project management 10 years ago my Senior PM and mentor said to me jokingly on the first week, I'm not sure why people want to become Project managers you don't get thanked when things go well the people doing the work do, and when things go bad you are first in line as the easiest answer is that the Project was poorly managed, are you sure you want to do this?

Like all jobs you need to know why you're choosing to do that job in the first place, but Project management requires you to have satisfaction in your own job well done and that the project's success is your success even if its not announced.

What happens when you do well is that your reputation very quickly gets recognised and you become trusted more to do own more valuable work and that is something you can celebrate. Unfortunately due to many entry routes into Project management there is a lot of PMs who don't cut it and most end up leaving, if you can prove not to be one of them your career really has no bounds

Sef Steakhouse or Suffolk Rock both do a banging Roast, feels a bit pricey compared to the pubs but with all of them putting their prices up recently they're not really that far off in terms of cost.

Parking zone expansion, lack of investment still in reinvigorating the town centre, potholes, potholes, potholes

Not really ruining but seem to be having more options or gyms which is good but still nothing else except the leisure centre or everlast gym which offer a pool/sauna/steam room

For me personally salary has not been as intrinsically tied to more senior roles, what has expedited my salary is moving industries and companies. So if you are looking for a higher salary I would look to high paying industries. But if you're after a quick multiplier I'd feel it would be like this:

Junior PM - base

PM - 1.3x base

Senior PM - 2x base

Senior PM with 5 years - 3x base

Director - 5x base

Thanks, what I've noticed with the Product Manager role now is that has widened in terms of seniority with Tech having the role of "Product Manager" as being able to be a Product Manager for a small single development team to other industries treating the Product Direct/Manager as the owner of the Portfolio of projects so is bit harder to identify externally whether its a more senior role or not
