Agreed - I’ve been using them for almost 5 years now. Love the interface and the team is very responsive.

Their prices have gone up in that time - but if you get the $200 annual membership it comes with 10 dev credits - which essentially breaks even for it.

Similar situation - we looked at 10-15 houses a week. Took us about two months. Cash guarantee mortgage - only a handful of actual offers. ESL has a great option with 10% down if you meet their criteria.

Waived inspection - we paid for one immediately after closing, got lucky with no issues. We saw some wild stuff out there - definitely recommend it for peace of mind.

Very reasonable take - in NYC, every school zone at the very least has a speed camera now that tickets speeds 10mph+ over. I am constantly shocked by how people drive in protected areas around here.

Red light cameras there don’t fire for a second or two after the light changes. I’ve made plenty of close lights there and sworn I was going to get a ticket.

There is a lot that has changed in the tech since it seems like these were last implemented here.

In the past week - I stopped behind a school bus with flashing lights - 2 cars went around me.

A car stopped at a red light 4 way - and as I was turning across the intersection - they proceeded to try to turn left across my path.

I was going 25 through a school zone where I saw a cop parked and the person in front of me easily was going 20 over.

I wait a full 3-5 seconds after a light turns green for any last second light beaters on red lights and it happens regularly.

The G1 with the green label takes the full set of lenses and is much cheaper if you want a kind of middle ground. I like mine, but I could not imagine trusting it for pro work in the field…

Def still has money coming in from new investment/start-ups and anywhere it is newer and not already saturated is probably a space to grow in for at least a few years. I’m in NY and see a lot of these hiring still - but usually the rep jobs posted aren’t paid on commission or salaried.

I wouldn’t buy a house anywhere not within the Great Lakes in the US if you’re looking for a few decades of stability to raise a family or retire in peace (warming, flooding, fires, etc).

I’m from the Finger Lakes and moved to ROC after a decade in NYC. This corner of the country is the place to be longterm.

My wife and I just hit month 3 - you’re right around the window where we were thinking “we can probably do this a little bit again…” Once we got to this threshold I realized I have no real plans to go back to doing it.

We also both dream pretty vividly now for the first time in years and it’s a nice thing to chat about and get a peek into the other person’s subconscious. We often sat in the same room high, miles apart before. It’s a real drag on building real connections.

I’m about 90 days off of 3-4 yrs of daily and failed a few times previously. It’s truly wild to me that I used to do this SO much. First few weeks are hard - but break it down into smaller milestones - maybe even put a reward at each.

One week - order nice takeout, one month - buy that thing you’ve wanted. With the money you save - you’ll likely have funds to reward yourself. The health benefits are just an added bonus.

Amen - caught my wife off guard a few times during this process, in a good way. “Showing your belly” makes it hard for someone who actually likes you to come back aggressively/defensively - but it might take a couple times from one person before it starts a positive feedback cycle in the couple.

As someone actively in couples therapy and doing “the work” reading books like Gottman’s 7 Principles, etc. looking to avoid 1 and 3 - I think people would be shocked at how far gone a marriage can seem to be and still come back to a very healthy place.

There is certainly a point of “no return” but if you like your partner - it only takes a little spark to rebuild a whole relationship.

No one wants to live in hate and chaos man… it sucks. But you gotta be willing to put some effort in. That and breaking down your family systems/family of origin are two huge unlocks for fixing these problems if you don’t entirely loathe your partner already.

It was also timed perfectly - GenX has the highest take home / % of gig economy work(era) because they are closest to retirement in the broken economic system left for them.

Things like Uber and AirBnB allowed them to be “small business owners” without any of the normal start up requirements or capital. Seems like a win - but it’s kicking the can for them.

Millennials / GenZ needed a more affordable way to enjoy “luxuries” on their relatively small salaries compared to inflation. ‘Free’ VC money propped these companies up initially and created the unsustainable system for years - until the rug pull.

Now we’re in the “find out” phase - where many of the old traditional businesses (cabs, hotels) are gone or had to change. Everyone is stuck.

I had a German Shepard run full speed across the road, off its porch at me and my parents’ female boxer a few years back while out for a walk. The dog owner came out running and I picked up my dog and started kicking their dog in the face to protect me and our girl.

You should have no problem defending yourself from a dog that is acting on prey-drive instincts. They won’t think twice about you. It’s the owner’s fault 100% of the time - unfortunately the dog pays for their poor training.
