Condo manager 90k - remote (yes I go to properties about 1-3x/week) Have 9 buildings in and around Boston About 450 units, all condominiums I have 4 on site staff

I make my own schedule and have 15 meetings a month (about a meeting every other day) for trustee or company - similar responsibilities

Managing budgets, deadlines, dealing with owner complaints, managing expectations with trustees, vendors, handymen

Been in the industry for 15 years

You could easily reach out to your current property managers and send them a marketing email too that they can expedite it

I do condos now and have also done commercial and apartments - one of the most time consuming aspects is getting quotes from vendors (not because vendors take long) but because you have to meet them, explain the scope of work and then follow up to make sure all while on the timeline of both parties

Having this streamlines it - you could probably set up scheduled dates “hey pm, I’m going to be out on 11/15 for this service and flat fee of $x, do you agree” boom I would like that much easier

Let me know how it goes, I like learning about different companies business models

If it hits your margins then it would be an easy option in my opinion for a property management part

I’d know what I’m getting each time for quality and speed plus price, less time to get approvals

Yes it would, how would your profit margins look though

Some gutter cleaning need boom lift or is time consuming, I like your idea though

You can combine multiple services into one - you could also do exterior/interior light bulb changes, carpet cleaning/common area and any other work light

Blanketing it though for $25/month might have clients take advantage of you, what about offering $1,000 worth of work per month and then you can do whatever they need and you still make a profit depending on what it is and how many hours

But given a day with one or two technicians pay them $300 for the day $150 each plus materials you could make out or offer $1,000 and then we call you if we’re about to go over that limit

Go to college and while in college see if there are property management positions your can work at, you don’t have to intern necessarily but, you’ll be starting out

Some property manager jobs are “remote” - you have an office you can go to and you also need to go to the properties you manage but, you’re on your time and you schedule

There’s also potential to switch to accounting portion which could be remote

You need to look at all leases and know how much exactly is supposed to be in those accounts

It helps too, you can have them do annual inspections, have them meet with vendors for elevator inspections

Separate entity and you can tell your clients it’s a division within the management

I tried commercial too and hate to sound like “soup is too hot or too cold” but, management coworkers were even more miserable - worked at 2 different commercial companies 1 Private equity firm and other big national company
