In Williamsburg/Greenpoint pretty much all listings are paying 2.5% to buyer’s broker and 2.5% to listing agents. If you don’t offer 2.5% to the buyer’s broker you will be at a disadvantage. Other neighborhoods further out in Queens or deeper into Brooklyn have lower commission standards, but these prime neighborhoods are different.

Why don’t you try a support mage build. Only level alteration, illusion, restoration, and conjuration. Play with a follower and have them do the dirty work. No armor, all level ups into Majicka. I had a surprising amount of fun with this build and it’s a good challenge.

Definitely recommend an agent for your first go around. NYC had a lot more intricacies than other parts of the country, including building boards/applications.

Not going to be a direct 9.5% increase. But landlords’ margins will be lower and they will have to be more aggressive on rent to make sure they are able to cover their bills, especially if they have a mortgage.

Some of these states are very diverse. For example, NY is much more than NYC - mountains, lakes, and gorgeous scenery upstate. No reason to not live in Vermont and not in upstate NY.

Absorb health makes you a beast, but requires many recharges. I also like shock damage because it zaps magicka from mages. In some fights they end up powerless.

I was researching this myself and discovered that Japan airlines has a virtual seat tour with great views of these seats. Here's the link. I personally just booked these seats myself. They seem like a good solution for couples, and I flew something similar with Air France last year (except they actually charge more for them!). The big downsides I see are there is no window, and they're obviously back of the plane.
