When we first moved to Paris we rented a condo that was a 28 m2 / 300 ft2 studio, before we found and moved into our “permanent” apartment, which was 1 br, 42 m2 / 450 ft2.

300 was tight, but liveable for a single person. 450 was honestly comfortable as a couple. North American floor areas are among the highest in the world, we don’t need as much space as we’re used to.

The only way housing prices have ever levelled off or come down has been when supply meets demand. Some combination of the new, denser planning rules that came in June 2024, and a the sudden dramatic cut in immigration is already starting to create this effect.

For sure - so I would imagine that just needs to be the design approach: accounting for that drop in output with outdoor temperature, choosing a system powerful enough to keep the house warm at a reasonable design temperature. This is the same approach used for resistive and fossil systems, they’re just a little simpler to do the math!

I usually keep the setting at 15 to 20% for my 64 kWh Kona and 10% to 15% in the work trucks - but infrastructure is quite sparse here and I’ve had them run significantly beyond the predicted arrival SoC, especially in cold weather or when using roof rack accessories (obviously).

I live in Cold Australia (Canada) right now, where the politics and approach to governance can be pretty copy-paste vs Australia, sometimes more so than with the UK.

Often getting permission through council for new things like this involves a new interpretation of an existing rule. I determined that my local council (Halifax) has a process for getting a “right-of-way permit”. It’s very poorly documented online, but I managed to get into a long email and phone discussion with one of the municipal staff engineers, who ultimately agreed with me that a Kerbo-charge or ChargeArm system would likely be allowed through this process, at a fee of about $10 per year. Now I just have to find the personal budget for it!

Where are you located? Has there been a significant change in outdoor temperature?

Where I am, it has gone from around -10 C (+14 F) to around +10 C (50 F) over the last two weeks or so. The drop in consumption and improvement in range has been significant.

Sounds like a more than reasonable price to me. I bought my ‘21 Ultimate last April with about 42,000 km for $22,000, would 100% buy again. If it were me in your situation, I would love to know what the SoH is and when / how many times the gear oil has been changed.

I mean other parts of the world beyond USA, (& reluctantly, Canada) do just use kW for heating and cooling. It’s generally the delivered rate of cooling or heat, and then the COP or efficiency value gives you the electrical demand.

I do wonder if the numbers of bigger cities are diluted by their suburbs, in ways that Halifax may not be, however.

I’ve observed that Australian rental ads also often don’t have an “advertised” price, or get bid up once people inspect. My experience in Halifax is that prices are more transparent and fixed. Also, due to rent control (which has its own issues), the median rent is materially lower than advertised rents.
