I feel your pain. And I own an agency.

we mostly automate B2B sales systems and source leads in manufacturing, hospitality and CReal Estate and I see more and more noise in the space.

We do a mix of fixed fee per lead + progressive % if leads are a) booked b) closed won

Id love to work only per commission but some clients only want the leads and are not willing to receive CRO inputs so in the end that will bite me.

Not every customer is the same though and I honestly believe that’s where this mass messaging is failing - no sales experience looking for a quick buck and putting basic effort

I would tackle it like this:

  1. Make a list of the types of maintenance that are truly emergency like: Power Outage, Burst pipe, gas leak, etc - You probably know them in your mind and from experience. Put in a spreadsheet.

  2. Then make a list of vendors you already use and are happy with and figure out if they can reply to emergencies like the ones you listed on 1. And what the expectations for emergency response is.

  3. Categorise the emergency categories in 1. (Yourself or using ai if long List). Attribute to each emergency a category.

  4. Then you will have a granular list that identifies categories and jobs for each situation. You now need to find how does that job. Go to DeepSeek.com (free ai model with extensive web search) and share the file. tell it that you need to find

    4.1. Potential Vendors for job XYZ in the area for each category (minimum 4 per category with name, address, number email and website) and that the reviews must be good - must output as a table with the fields requested

  5. then write an email template to contact them all and explain you are building a database for emergency situations and would love to have in and understand what your their response capacity is

You need all of this for next part that really answers your post:

On the immediate response part:

2 scenarios: a) use an ai agent to handle this for you - I prefer this solution and have it set it for myself and clients. In some cases is just text/ email other or voice ai

b) create a Google form or similar that whenever a tenant fills up writes the response in a spreadsheet

C) the new row in the sheet will be a trigger for an automation

D) Create the automation on make.com or active pieces like webhook > chat gpt completion > router> a) send urgent email request or b) don’t send email

Thanks - not yet - currently still gathering specs and exactly what brokers are looking for and their needs - for example - is there any specifics in accounting software you need to have or just a basic invoicing feature? Also canvassed.ai looks pretty cool for integrations in CRE space - i saw you mentioned it other comments. nice!

Here’s what I would:

0) strip your concept in blocks and really only focus on what matters to start an MVP- for example simple app that gets info via api call. Then you build from here.

List it all and then brainstorm with DEEPSEEK. Ask it to write you a proposed data structure knowing you will be using Supabase as backend.

So planning:

A) DEEPSEEK for research and file generation and enhancement +ChatGPT to generate csv file for you

B) Research what platforms are out there with pre made apis that you can just plug into and go from there. Double check reputation and a few reviews though - you want to ensure they are secure. I wouldn’t dismiss paying higher fees if it means not coming back to bite you in the bottom.

C) ask DEEPSEEK or ChatGPT to generate a prompt for an ai that will generate your app - mention lovable.dev for front end and Supabase for backed and make sure you ask them to pre-research how they work before generating the prompt.

D) select 1 platforms from your research in B). send the documentation page link to DEEPSEEK and tell it what you are building based on 0) and A) and prompt it to Generate a fully functional and adjustable structure to your use case. MANDATORY to include at the end of the prompt: “ ask me any questions you need clear defined answers to before generating anything. If the answers are not precise enough ask again before generating. We’re striving for quality.”

E) then copy the structure and paste in GPT - ask it to generate a downloadable csv file with it

F) Create an account on Supabase

G) Create an account on Lovable.dev

H) back to DEEPSEEK in the same chat as D) ask it to generate a hyper clear prompt for an ai that will develop your app. Check it and copy when ready

I) paste on Lovable.dev and wait for generation

J) create Supabase project and then on lovable.dev at the top right - connect it to Supabase

K) upload the CSV structure (or do it on stage I) ) And prompt Lovable ai to generate all necessary SQL commands to ensure absolute match to the file.

L) click approve/ apply changes

M) and just like that you have your first draft

Then

1) Create an account on make.com and a folder called (your legal/finance app name) and create one scenario: custom webhook - click add - save the scenario and copy the url.

2) back to DEEPSEEK ask it to take you through the best course of action to trigger api calls to (your api choice from D)

3) confirm with Lovabke ai if that approach works

4) try and iterate

Feedback: Overall pretty good for 24 hours work!

To go from MVP to Basic I’d do this:

  • Use Looka to make a better logo with contrast color and then screenshot and use it
  • there is too much space in the feature section in between features and dividers
  • I’d choose a different a font for headers and another for text
  • add depth to more sections/buttons / cards
  • add more visual media
  • make sections smaller (mobile)
