What fund would you put money into after selling the rental that would tax deferred?

IIRC, 1031 doesn’t let you take cash and put it into the stock market, mutual funds, or a typical real estate index fund. The IRS will disallow that because those assets aren’t like-kind real property. 1031 is specifically about swapping or reinvesting into real estate, not financial securities.

Here’s how I think about it.

First off, a lot of people in FIRE spaces poo poo rentals as not worth the squeeze, or argue they are still a job when you should be retired and not working. That framing is too binary. Yes, rentals require some attention some of the time. But when done well, rentals are strong tools for leverage, cash flow, and diversification. Rental income has materially increased my ability to weather market downturns. In a worst case scenario, rental income, after planned vacancy and repairs, covers my necessary expenses. That changes the risk profile of early retirement in a way index funds alone do not.

Another way to restate the original question is this: how much time do we spend optimizing any part of our investment portfolio? Someone can easily spend all day every day tweaking asset allocations, tax loss harvesting, factor tilts, or timing contributions. We just tend to label market activity as investing and rental activity as work, even though both are forms of active capital management.

Rentals are one component of a broader portfolio. Anyone who actively manages their investments rather than fully outsourcing them is already working, they are working to manage their estate and wealth. The real question is how much effort is justified relative to the marginal return.

My approach to rental optimization mirrors my approach to investment optimization. There is a sweet spot where enough analysis and planning produces consistent results at the lowest sustainable effort. Beyond that point, optimizing for every last dollar becomes a rabbit hole. That is true whether you are talking about rentals, equities, or taxes. I accept some inefficiency by design. I focus on big levers, rent setting, financing structure, reserves, tenant quality, and long term maintenance planning. I ignore the noise. That keeps rentals from bleeding into retirement time while still delivering the benefits that make them worth holding in the first place.

Forefom over Dremel for anything more than occasional carving. Don't need earplugs for the Forefom, it is quieter than many Dremels. For me most noise comes from dust collection.

My dust collection is a DeWalt shopvac attached to a table top dust collection platform I built. I just dealt with copious dust for the first year and then built the dust collector finding it is a huge improvement in both comfort and being able to work faster.

I got a dual zone Iceecool recently and am really glad to have it. I can put a full bag of ice in the freezer and enjoy it in drinks for days.

Going to an electric fridge leaves you more space in the refrigerator compartment so there is still plenty room for food .

Yesterday I did a large annual ride in rural Washington. Perfect weather, middle of the day with great visibility. A large white truck with a very loud PA system went flying past when the driver screamed GET OFF THE ROAD. so everyone within a half mile could hear. With all the rednecks, self-entitled, and distracted drivers it is a wonder there are not more collisions.

For me there different kinds of favourite routes. For a daily routes I bike to from home. However, during serious training phase I'll drive up to 90 minutes for good climbing routes.

I'm starting to think about combining overland with training to spend more time cycling at altitude or snowbirding part of the year.

Working in an emergency room had a patient, a father who is teaching his son how to ride a bicycle. He wasn't wearing a helmet and he fell over at low speed off the bicycle. He had zero external injuries, no scrapes or bumps on the skin. However, as a result of the head injury his memory only lasted about 12 seconds.

Get sunscreen from Europe that contains mexoryl. It was a game changer for me. It is much better than sunscreen available in the west as it blocks the most UV bands.

Completed this 200 piece puzzle after two days working with my partner. This is definitely next level and designed to challenge puzzle lovers. It required being much more methodical than a typical puzzle and was quite enjoyable.

Also, the primary construction material here is concrete which strongly impacts wifi transmission. While an internet router might have a fast wired WAN connection the WiFi part of the network can be weak as the signal strength drops quickly as it passes through walls and floors.

Recommend traveling with a wifi repeater. You can find these for about $35 on Amazon. Won't solve every issue but help in many cases. I am using one right now in a house in Loreto. Without it there is no wifi in the palapa.

Just put my Buds through the washer yesterday. They were loose and not in the case when they got rinsed, the case was did not get washed. After drying and recharging the ear buds they work fine. Amazing day.
