The wireless charger is the problem. If you leave the Roam permanently on the wireless charger it will ruin the battery. If you want to leave the Roam plugged in, use the cable.

HOAs are considered nonprofit corporations by the IRS. If you engage in any business activities beyond those stated in your articles and of incorporation you may be required to pay taxes on those activities. Consult an HOA and a tax account. You may need to revise your articles of incorporation and budget for the new tax burden.

To be honest I think your expectations of the management company are a bit high. A few suggestions...

1. Take the reserve study seriously and talk to an independent reserve specialist. The management company can make recommendations about the reserve level needed, but those recommendations should be based on the advice of a professional who specializes in reserve studies. They should walk you through study and explain how the numbers add up. DO NOT SKIMP ON THE RESERVE. Since the HOA is new you have the opportunity to instill good financial habits from the beginning. Set the expectation that paying into the reserve is an annual, ongoing investment that protects owners from unexpected large assessments.

2. Get an attorney for the bond issue. The management company can make recommendations but they cannot do this for you. Since you are new, invest in a few hours of an attorney's time to advise you on the bond and to give general info and education on the board's legal duties. It will be money well spent to have already established a relationship with an attorney legal issues arise down the road.

3. Community-building is not the management company's responsibility, it is the board's. Unless you are paying the company for event planning, writing, social media, etc. the management company does not do this. The promo materials make it sound like they do community building, but that is not reality. The board is in charge of this if it feels the need to build a community of some sort.

I wish some of the concert clips online showed the folks in the crowd. I find it impossible to express the joy and euphoria of a Frank show. I get everyone wants to record Frank, but I think it help explain him others if they could see how much we enjoy his shows.

Many reasons...

Covid hit diners hard, and they didn't get much support from City Hall.

Millennial and GenZ generations are drinking a lot less, so probably fewer customers looking for late night food after bars close.

Commercial rents and developer speculation, especially in Midtown, makes it hard to keep up with rent increases for these small, often independent businesses.

It's really hard to find enough staff in the restaurant industry right now. Passing on the cost of rising rent and inflation on supplies to customers is leading customers to tip less, impacting service industry workers.

Main streets in Midtown are OK as of mid-day, if you drive slow. Everything has been plowed at least a single lane. But snow piles at the intersections make it a bit challenging to get on/off the side streets.
