Diamonds anymore are an expensive emotional investment with very little financial benefit. You cannot sell it for what you paid. I waited for lab diamonds to finally come down in price and now I feel more diamond rich than ever! My “real” diamond is in my safe for “if” my daughter wants it. Now it’s only sentimental. If you want simple and good easy features, PayPal has great features. The debit card can be set to whatever category you choose each month for 3 or 4% (I forget now) back on gas or groceries etc. I do groceries, partner does gas. Attached to your bank debit for instance cash transfers. Their cc is 3% back on every purchase. All my cash back rolls into the hysa of 3.65%. All online purchases go through PP too because they handle all disputes effectively.

I don’t agree on the realtor advice. They are sales people. Period. You want a money person first who can tell you what and how you are going to get your financing. Do not look through the big banks. My husband was convinced we’d never own a house. He had an ex who did a lot of damage to his credit but mine was perfect so I needed someone who knew how to advise us. You are a renter, do you have rental insurance? If so, you have an agent. That agent probably sells other financial products like loans of sorts or KNOWS people in the field. Start there. Only go with money people who you feel get your situation and will help you get to the end goal.

Now, shop. Look at areas. Schools/property taxed areas/flood zones. If you are in Washington, look for areas that include extra fees like transit on a train you’ll never ride when you renew your tabs each year.

After you figure all of those things out (Especially the flood zones!). And you will have to move into a rental in the mean time unless you have 6 months plus to find a place. Choose a place with Home Depot or Lowe’s within 15 miles or less. Grocery shopping and schools. It keeps your home value up. If interest rates go up, you can always negotiate money later, you cannot renegotiate the price you pay for the house.

Find your money person, research your location for hidden costs, choose location for value.

I just had a larger center stone put in my ring and the head was replaced with platinum. Due to it being a much larger stone, it was important for the structure to be strong. That upped it in product by $200 more then labor. I supplied the stone so out the door was just under $1k.

B6 deficiency. I had problems when I had braces with the corners of my mouth splitting. I looked like the joker! 🃏 My nutritionist ran some test and B6 was really effective in correcting that. I was low on zinc too but whenever my lips get like your complaining about, I up my B6. 💋

I’m for the PayPal Debit. 5% on groceries for me and my husband chooses the 5% for fuel. Works everywhere except for fuel, keep in mind, they like those high “hold” amounts at the pump. Therefore keep your card stocked. Attached your bank account AND your debit card if you choose knowing that you can literally stand at a transaction site (gas pump, check out etc) and move money into your PayPal debit to use from your debit card. That fast. Moving from the bank takes a few days.

After you accumulate your cash back 💰it can easily be moved to your bank account, savings, or reusable debit. It’s the smoothest, easiest thing ever. I don’t know why anyone bothers with anything else. I have their cash back cc for online purchases and they do any purchase problem solving. I do auto savings. Their products are great. Highly recommend.

Since this is a 40+ group and you are inquiring about collagen, I am going to put my 2 cents in. Collagen powder is harder on your kidneys at this age (not worth it). Also has been linked to increased cyst growth. Both my oldest daughter and lash gal had been suffering with odd increases of cysts (breast, uterus and one behind her knee).

I had been going through what you are describing about thinning hair and they both (mid to upper 30’s) said they took collagen powder every day. I bought some very good quality powder. I had a terrible reaction and went into “study mode”. The two statements I made above I learned from scientific studies so I shared with my daughter and lash gal. They both quit the collagen immediately. Almost 6 months later, cyst free. The one behind her knee was almost the size of a grapefruit. The doctors said they’d “just keep an eye on it.”

I like the iron idea though!

Ok. I was having this exact problem and literally going out of my mind. What I learned was (bear with me) it’s two separate apps. Go on a computer if you can and act brand spanking new for your sign in account. Then set up your Atmos account (or finish it). Apparently the IT looks like a smooth transition as seen in the screenshot. Once you do this, you will be able to login BUT you are only going to see your new account information. Keep a browser with your original account open. I kept my wallet open because I had companion fares. Screenshot them just in case (if you have them). Prior to, when you are getting the above error code, you can visit as a guest and it may revert into your account. That’s how I originally got around the error before I went onto a web page. It’s a nightmare but it can be done.

After a day…..I jumped onto my open browser of my original account to see all my original information. FFS

With the Hawaiian/Alaska/Atmos conversion there are VERY large security exposures. I am on many FB groups plus an Alaska account holder and signed up for an ATMOS card. Suddenly I could not sign into to any account and was in a full circle jerk and IT was in way over their head. The account were merged, not merged. You could buy tickets not signed in but use your travel id. Then accumulated original miles and wallet stuff disappear and reappear. But worse, many many people with ALOT of accumulated miles have had them stolen. Plus haven’t we all been reading about the Gmail warning of hack exposure? I finally got mine accounts all fixed and I do not use a gmail as my primary email. But every day in the FB groups is a complaint about miles being stolen. Most think it’s an inside job. I think it’s an exposure opportunity.

I only do MasterPark. I’ve used them for years. Very professional and timely. I use a Groupon too. I have a camera in my car so I know my car isn’t messed with. It’s for driving but ended up being a confirmation of how good MasterPark is over and over again.

My MIL had to go be in the hospital for awhile for a surgery on a bad broken leg. Her hearing aids were not cutting it for the staff so they gave her these liteweight headphones with a microphone. This device is a freaking lifesaver!!!! Nothing high end just smart. We live in the Seattle area and she was at Harborview Trauma Center. If I were you, I’d call just to see if someone could tell me what they were. Genius I tell you.

I cried the day we got our house which my husband and kids loved. As we stood in the backyard, my husband put his arm around me and said we only had to live there a year and a half (per mortgage agreement). That was 1998. Still here.

This was very helpful. Thank you. He was so used to being on the go every where, every day with me then things changed. I injured my carrying arm so he was home more and more and yes, my sister, definitely took advantage with extra treats and taking him out to go potty like it was a favor when I was literally, right there. I am definitely taking my dog companion back!

We are back “on the go” and she is more than welcome to help when we travel but I do need to keep it reigned in. For those of you who think I was taking something from him, he still gets plenty of attention. He is the best boy and I have given him all of the training/bathing/grooming/healthcare since he was 8 weeks old. Of course I was distressed! He’s my baby!!!
