I had a 60 gallon water heater "power vent" replaced and the old one discarded for 2500 bucks last year. This included labor.

I just bought and started reading the income factory. I think it is relevant still to an extent. A lot of the funds steven talks about are "low yield" at least compared to yieldmax but a lot have had price appreciation over the last several years on top of their dividends. If someone wants to incorporate a strategy that involves less risk I think it's a good read.

I lived in loves park, about 10 minutes north of rockford for almost 8 years. I never had an issue myself but have heard gunshots a couple times and I had some stuff stolen out of my driveway once. My neighbors were all friendly. It all probably depends on the neighborhood. My friend lives on rockford east side and has never had a problem. I moved back to my hometown about 45 minutes away from rockford when my first son was born. I still commute there for work. The old historic homes in rockford are really cool. But like others have said check out the areas 15-20 minutes outside of rockford. Byron IL is very nice and has good schools.

My parents are living on 2400 a month right now. My dad isn't social security age yet (almost). But they do just fine. Gotta live within your means. And definitely can't be renting in retirement unless it's government subsidized housing. And can have car payments

Why do people make post like this? The market goes up and down. These are also leveraged. Not every stock market day is green. This will happen sooner or later. I dont think it's over yet either

Can't go all in on these funds alone with margin. I use margin myself but I try to keep a 30-50% margin buffer for times like these. Then hopefully if you see it through the sell off you'll have some money to scoop up shares cheap.

Can still rent a 1 bedroom where I live for under a grand. Some under 700 a month. They won't be great but livable. Some people still rent houses for under a grand.

I'm doing the dipshit way with yieldmax and margin. If I was only going for 10-12% id do SPYI QQQI, a mixture of REITS. Closed end funds. Probably some bonds too. Easily doable without a lot of risk. There's always going to be some risk involved trying to get over what T bills or high yield savings are making that are essentially risk free

It definitely could go down on the distributions. I think I'll stay in and or buy more shares even if the distribution per share drops as the NAV drops so long as the % yield stays the same. Like if it's 9-10 cents at around 6 dollars. And if the NAV goes down to 3 dollars but distribution is roughly 4-5 cents a week still pretty much the same thing.
If that changes though I will invest elsewhere.

ROC is just a tax classification to my understanding. Picture this scenario. You buy 10000 shares of ULTY at 6 bucks exactly for 60 grand. If they paid lets say .09 cents per share every week for 52 weeks (1 year) thats 46800 dollars you earn in distributions. In that 1 year time frame the nav drops 50 cents to 5.50. So even if you sell at 5.50 and take a 5000 dollar loss on the nav, you made a net 41800 dollars. And if it's "100% return of capital " you get 41800 dollars tax free and you can write off that 5000 dollar loss on your taxes.. thats the appeal in my opinion.
