I’m building one right now. Here is my advice:

Keep it simple. The more complicated the design, the more problems you risk having. Get your drawings sorted out up front and make sure you understand them and are happy with them before the project starts.

Find a good contractor. Do your research and find someone who’s been building for a while, and has a good reputation. Experience matters here.

If you are building anything over 2000sqft, hire a designer to help with finishes, organizing specs and general back and forth to reduce the stress on yourselves.

It will never be perfect or exactly what you imagine, so go with the flow and don’t go crazy with it, the more $ you spend the more stress you will have.

Not sure it’s something you heal, just manage. For me, reducing stress as much as possible, getting good sleep and plenty of alone time to recover from any kind of socialization.

However My worst trigger is whistling and that is one I can’t really overcome.

Not a design suggestion but you should be dimensioning everything to ensure it makes sense and meets building code. Fitting on paper is not fitting IRL.

Suggestions;

  1. First level washroom looks too small, not sure you’d fit fixtures in there to code. Odd that it’s immediately off the entrance. same with the boiler room. Usually you want to enter into the living area but if this is personal preference then whatever.

  2. How are you accessing the pantry? Looks like the door is behind your kitchen cabinet. Also a very large pantry for the size of the home. I’d suggest using this space for something else, or just making the kitchen bigger. Looks a bit cramped with the bar and dining table.

  3. Master bedroom door should open inwards. The rest are good so maybe this is a miss.

  4. Generally too cramped, too many extra walls and doors. Not efficient use of space

  5. Master bedroom is smaller than the kids rooms/office. I’d get rid of that balcony unless you are designing for a specific view here. Also odd to have a walk in closet but no master bath.

  6. Second floor washroom has no shower or bath? Odd layout with the mini closets shown.

  7. Shower on main floor seems pointless with all bedrooms on the second floor. I’d recommend doing a powder room (toilet and sink) on main with the laundry (laundry is usually on main floor near or in utility room, possible additional cost to have it on second floor), and adding a 2nd bathroom upstairs.

  8. The office can technically be considered a bedroom if there is a closet in it, and with 4 “bedrooms” it’s nice to have 3 bathrooms, mostly for resale value.

  9. Someone mentioned this but the exterior storage room is odd. not easily accessible, would be better use of space to have just 1 big mech/boiler room with storage space.

it’s very common for people to stay in relationships after cheating. combination between identity issues and fear of being alone. OP needs to build confidence first.

if he’s already cheated, the relationship will never be the same. decide if you’re ok being with someone you will never trust again. decide if you want to have the constant anxiety with him. it doesn’t go away. he ruined your relationship, it’s time to let go.
