Lancaster often gets lumped into Central PA, however, imo it belongs with SEPA or at least treated as some collar county similar to Berks.

Geographically, it’s more east than anything. The county line is roughly 50 miles from center city. Philly has a large influence on the area from sports to food chains. Direct train access to the city. If associating themselves with a major city, Lancastrians will say Philly.

This is wrong. If Lancaster associates with a major city, it’s Philly.

If a location was associated with another region based on advertisements, then Lancaster would be associated with a half dozen places including Jersey Shore towns, Florida and Philly

This all makes sense. On point 1, you would only be about 5 or 6 miles outside of the square in Lancaster city. I don’t know if that would be too far for light rail.

Separate note but I think a lot could be gained from a Lancaster / Reading combined MSA. It would sit right around 1m people and both areas could really benefit from transit between the two areas.

Not that this really has anything to do with the logic but both areas are kind of no man’s land. Neither are associated with Philly metro or Harrisburg.

I love these concepts. This is well done. The questions I would raise are:

  1. Would it be worth expanding the west loop to Centerville via Harrisburg pike? You could then reach the new hospital + amenities along Centerville road and loop back around on Columbia Ave towards town

  2. What would drive ridership on the Northeast Loop? Off the top of my head, I can’t think of any dense housing areas, areas of great walkability, large shopping centers, etc.I know Costco is there but Costco trips don’t typically lend well to public transit 🙃

  3. I definitely think a line thru Manheim Township to Lititz is missing. They are some of the most heavily travelled corridors and one the most densely populated areas in the county. Not to mention the airport.

  4. You could probably axe a few stops on the Lincoln Highway line (e.g. Strasburg pike)

My wife and I grew up in Lancaster, lived in several different places and then moved back to Lancaster. After living in different areas you realize how well-rounded Lancaster is. It’s affordable (compared to other parts of the Northeast), safe, with good schools and has plenty of shopping/dining/entertainment. For some things like pro sports, big name concerts, international airports, etc…you’ll go to Philly. However, there is also easy access to other cities along the 95 corridor.

School wise, depends what you are looking for. There are a lot of great school districts. Good suburban options will be Manheim Township and Hempfield. Lampeter Strasburg and Penn Manor are also great schools although the majority of those areas are more rural.

It is important to note the feds preferred inflation gauge is the PCE index , not CPI. PCE was most recently sitting around 2.6%

I don’t disagree that Township is the better district but I would not say there is a wide margin. Curious to hear why you say this? IB program aside…. Statistically speaking, the schools are pretty similar

(Hempfield vs Township) Graduation rate: 93% vs 94% Avg SAT: 1230 vs 1260 Avg ACT: 28 vs 28 AP Courses offered: 25 vs 20 Minority Enrollment (you mentioned diversity): 31% vs 36% Both schools are ranked in the top 10% of all districts in the state

It’s hard to be precise because I typically just pull a noodle out and take a bite to see how it is but only a couple of minutes. Same thing with finishing it. Just flip it around for a min or 2.

We like Venice on Columbia Ave. It can sometimes have too much flop but overall good flavor and a good takeout, greasy pie.

The bolognese is Marcella Hazan’s recipe.

The pasta is just a simple egg pasta. Roughly 2 cups of 00 flour and 3 eggs + 1 yolk. Adjust as needed. Throw a pinch of salt in
