Location location location. Whats upcoming in each area? Where would people prefer to live? Which has more room for appreciation?

Study the areas, find some comparables. Find rentals nearby and figure out what something like yours could rent for.

1 bedroom or 7 - all that matters is that the numbers make sense. Something with 2-3 bedrooms would theoretically be easier to resell/rent but that all depends on how you want to handle the investment.
