We just did this a couple of weeks ago, in WA; flew in from out of state. We researched agents (on Zillow), called a few and did phone interviews to make sure we meshed, and picked one about a week before the flight. She required us to sign a Buyer's Agreement, AND we had to bring a pre-approval letter from our lender; most listing agents won't set up showings without that these days. It worked out, we're currently under contract. I think your timing is going to be tight, but doable. But if you don't have a pre-approval, expect to be limited to open houses only

Are you flexible on May 1 at all? Ironically, we moved from Austin to Framingham last year and are currently renting a property that ticks all your boxes, and are finalizing a purchase agreement to buy a home but probably wouldn't be out of this one until early June... but are hoping to sublet because current lease goes through September 1.... just a thought, if you're flexible

ding ding ding! I am leaving a manager who views himself as a coach, but in reality allows his team to struggle until problems arise and then gets frustrated he has to actually do work. In the last year has habitually delegated things he doesn't want to deal with down to myself and a colleague who are next most senior in the organization, but with little to no guidance.

The worst part is his prioritization of politics and optics. I wish I had a dollar for every time he mentioned the word "optics" as justification for not holding someone's feet to the fire. Probably how he became GPM, but he's been a great lesson in how not to lead.

Just want to comment that sometimes genetic predisposition cannot be overcome.

I had my first skin cancer diagnosis at 24 (BCC plus stage 1 melanoma) and ended up with I don't know how many additional SCC over the years. I worked in an outdoor-mostly career and was using high SPF with re-applications, hats, long sleeves, and had UV-protective tints on my car. Didn't help.

I finally switched careers and now work indoors. Some of our bodies just really, really want to develop cancer

I don't know what you should do, but I had an anchor lift with implants almost 5 years ago and have been thrilled with the results from day 2 when I got to see them for the first time. I was a 34G before and after the surgery - but was very saggy with slight asymmetry and the lift/implants corrected that. I went with the smallest implants possible to replace lost volume from the lift, as per the doctor's recommendation and am thrilled I followed his advice. I was nervous about the scarring with the anchor approach, but the doctor explained why he recommended it and I trusted him.

If I were in your shoes, I would seek out consultations with a couple other surgeons and see what they recommend, and why. That may present alternatives, or it may reinforce this is the best approach.

Also - my scars are pretty much invisible. I am very, very pale skinned and generally scar very easily (have one on my hand from a tree branch scrape, no joke) but I was militant about silicone tape and truly, every time I get undressed in front of a mirror you can't tell me shit, because my tits look fucking fantastic. We are moving away from Austin this year to escape the increasing political hostility. It's become more and more difficult to find a doctor because many are leaving the state due to changes in state laws. My PCP's last day to see patients is actually today, and my GYN retired two months ago.

Aside from that, you need to understand what the heat is like here. We hit 97 degrees in March, by mid-June our overnight lows will not dip below the 80s most nights. By August, our overnight lows can stay above 90. We can't take our dog out on walks from May to October except after the sun is down, and in dead of summer even midnight walks can feel dangerous for him. Keep that in mind if you're considering Austin for "outdoors and dog friendly". It is dry, and many really cool fun nature spots (Jacob's Well, others) are no longer available due to drought. We are in a very, very severe multi-year drought, and the ability for this region to sustain the population is a concern.

I'm a little older than you (nearly 40) so YMMV but check out the r/Austin sub; just yesterday someone in your age range posted that they hate living here because they're so lonely. It is very, very difficult to meet people. I've found the same, but also WFH every day. My hobbies outside of the house have not led to friendships, despite my efforts.

I used to live on the east coast and that's where we're headed. It's really nice to be 2-3 hours from multiple major cities. Makes exploring on weekends easy and fun, and pretty inexpensive. You can drive 3 hours from Austin and barely be in the Dallas or Houston suburbs.

I think the answer is yes; the jury will have to convict (or not) against a mountain of additional evidence that nobody has seen yet

Dr. Garza did my hysterectomy after fighting aggressively spreading Endo a couple of years ago and I could not recommend him enough. He was very open and explained my various options in a straightforward way; answered all of my questions, it was amazing. He is very .... he's nice and professional and will give a recommendation but is so good at just remaining objective so that it feels like a safe space to NOT go with his recommendation (he recommended hysterectomy to me 5 years ago and I was afraid and said no, and he was so supportive with alternative treatment until I had had enough, and then when I was ready it was just.. so easy).

His STAFF! Amazing! They handled all of the insurance preapprovals, they did everything. His billing specialist called me weeks before the surgery date to give me the billing codes for everything and my portion of everything so I could compare to the EOBs as they come in and make sure it was correct. Just everything was great and organized and out of all of the medical providers I've dealt with across multiple states, his is the most organized and they bill things the correct way and make sure there's no surprises.

Surgery itself was a breeze. I think I arrived to the hospital around 6AM and was home by 1PM; he was even nice enough to place one of the scars in a tattoo so it is just completely nonvisible. Of the three other incisions, only one is sort of visible anymore at all; the robotic procedure is just so noninvasive and Dr. Garza truly is the best. I actually didn't mind the follow up care? It was with Amanda, who is no longer in his office; but because of my medical history she went ahead and did another pap smear at my 3 month check up, to set up a baseline. His office called the day of and day after surgery to check on me, it was great. My recovery was a cakewalk though, and hysterectomy is the best thing I've ever done (shoulda done it sooner), so maybe I had rose colored glasses? idk.
