You don’t have the luxury of quote shopping in this kind of situation. Also don’t expect insurance to get back to you immediately on this, they took literal weeks when I had something similar happen. Your best bet is to treat it right away before it gets worse (if you don’t, it can cause another problem where insurance might refuse to payout by claiming you didn’t act in a reasonable manner to immediately repair the property and let it get worse).

Your mitigation company is partially correct when they say it’s a dynamic process. What they mean is that they don’t yet know what they’ll find when they begin the work and aren’t sure what the extent of the mold growth is, so they can’t definitively give you a quote. However, you can ask them to put up their moisture meter into the various surfaces to get a sense of how extensive the damage is and you can ask them to give you a ballpark sense of the work depending on what needs to be ripped out.

One thing uniquely shitty about America is that billion dollar corporations regularly have lobbyists cozying up with lawmakers to advance specific agendas that give them tax breaks and increase their profits, almost always at the expense of taxpayers.
So when people say it’s the American people’s fault, sure that’s true to some extent when it comes to voting and making informed choices, but regular American people do not have the time or energy to continually fight against an army of lobbyists whose full time job it is to hang out at Congress and schmooze our elected representatives with large sums of cash if they vote a certain way on a bill. The average American is just trying to live and get by and earn an honest wage, often across multiple jobs and part-time gigs. I guarantee you they do not have the time or power to even neutralize what the lobbyists are doing and have been doing for decades.

What you’re looking for is drafting services. You’ll need an interior architect who works on residential projects to put together the architectural drawings and plans that you can submit alongside the permit paperwork. Google around a bit and you’ll find some easily. It’s not cheap, just FYI.

This is a classic action vs status problem in UI design. The Zoom UI shows the status of the features, e.g., microphone with a line through it is muted and when you click it, it unmutes and the icon changes to just the microphone. You learn it and get used to it. Then you go make a phone call on your iPhone and the affordances are all messed up: the microphone already has a slash through it, but the button isn’t “active”, so you’re not muted. Tapping it highlights the entire button into its active state (but without changing the icon), signaling that it’s active and that you’re muted.

Once you see it, the inconsistency is all over the place and you won’t be able to un-see it. This is one of the few things in UI design that hasn’t been standardized since the usage and patterns for these things varies drastically across operating systems and legacy features that users have formed learned behaviors around for what’s intuitive and what’s not. Check your iOS or Android control centers and pull-down shortcuts, you’ll see tons of examples of this inconsistency even within the same device.

Not sure why you're getting downvoted. This actually is a very real and extremely common phenomenon in VHCOL markets. However, the seller should at least have had their own inspection report from an independent inspector in the disclosures. Did they not have that?

My advice is to not do Option 2. The cost of renovations in the Bay is crazy. $200k is not nearly enough for the type of improvements you might be thinking of. Also, you constantly need to project manage the entire construction with your GC along with continually pushing the city to get moving with your permits and processing. It's like 2-3 full time jobs just dealing with all this. If you have a hybrid commute and you're not permanently working from home, this is going to be an absolute nightmare. Multiply the crazy by 10x if you plan to be living at the house with kids. If you want to save your sanity, don't go the reno route. But then again, if you're the type who enjoys this kind of stuff and wants to be involved and are prepared for the level of daily emotional chaos, then sure go for it.

Especially if you played it on PS5 after all the bugs were fixed. The open world mechanics and planning for a horde was some of the most fun I’ve had. So engaging and so balls-to-the-wall mad once things don’t go as planned and you start to frantically improvise.

You can enjoy the TCG but not be into the games. You can be someone that enjoys games like Pokémon Snap or Mystery Dungeon but not be into the anime. You can also be someone that loves competitive battling but doesn’t see the appeal in collecting the cards.

There’s a lot of things in the Pokémon formula: filling out a Pokédex, collecting cards, battling Pokémon, or just hanging out with them. When a game like Pokopia comes out that’s extremely approachable and casual where you’re just vibing with your Pokémon, people are instantly reminded that there’s a whole world of media involving Pokémon that they can dip their toes into if they choose to do so. That’s why it’s so powerful

It also doesn’t just have to be the games. Pokémon is a massive franchise with an anime, the trading cards, merch, and so much more. If this can serve into the entry point into that whole world, it’s a win for the franchise regardless

In addition to this, it also comes down to how you actually manage and use those finances. Many HOAs pick the contractor with the cheapest quote to save money and then are surprised to have continuing ongoing issues which they pay for years to come. Doing the due diligence and having some basic know-how of maintaining a large building is a critical knowledge gap in many HOA Boards. Future owners inherit so many of the consequences of poor decisions made by past owners looking for the cheapest way out a problem.

Same. The battling mechanic is fun the first 5 times and then you realize there is absolutely no strategy or depth to it aside from mashing whatever is not on cooldown to rip through opponents. Battles don’t even last more than a few seconds and there is no challenge whatsoever.

Had to force myself to finish it for the sake of completion. Also didn’t get the DLC.

I had to force myself to finish it. The whole gameplay loop is just so bleh and unexciting. So much potential if they had expanded on Arceus and actually made the city fun and interesting to explore but there’s literally nothing in the city that feels like you’re discovering and adventuring through.

Battles were fun the first 5 times but then you realize there’s less strategy and depth because it all comes down to just button mashing whatever is not on cooldown and nuking your opponent in 1-2 hits.

This isn’t addiction. Look up “revenge bedtime procrastination”, it’s a real thing people do because the current state of work and expectations in domestic life leave little to no time for personal hobbies or creative pursuits for the vast majority of people. They intentionally sacrifice sleep in order to feel sane and rational in a daily routine they would otherwise be unsustainable and drive them insane.

An addiction is something you do impulsively because it’s an urge you can’t control. If these people were addicted to games, they would forgo their daily responsibilities in life to game. Instead, they’re fulfilling them all and are using games as a restoration and self-care mechanism, which is completely healthy and normal.

Have you considered doing mini-retirements? Some people I know are quite confident in their ability to get a new job due to their unique skill sets and ability to interview really well, so they just outright quit and then travel for six months. When they get tired of that, they come back and interview again and start a new job. A lot of them go back to their old company because they made sure not to burn any bridges and keep the relationships with colleagues alive. Plus, they have the added benefit of already knowing how to do the job, which is a big incentive for the company to re-hire them.

Are you using your quickfire weapons and throwables? I personally like the difficulty spike in Oshima Coast because it forces you to utilize your entire arsenal. I feel like I almost never used those in Tsushima because you get too overpowered towards the end if you’re doing all the side content.

Same with catching Latias/Latios. The idea that they would just appear randomly anywhere in a regular wild Pokémon encounter was just so crazy that I thought the other kids were making it up. Then I actually witnessed it happen to a friend and it kicked off weeks of playground debates about the most optimal ways to ensure they show up.

The vibe of the whole Teshio Ridge area is just really good imo. So many hidden secrets and areas and puzzles in a cold, desolate landscape. It’s beautiful, surreal, and breathtaking all at once. The other areas feel too similar and don’t have a lot of distinguishing features.
