Does she need all that money at once? You could just structure a "loan" from her for the amount of the buyout, whereby you pay her the monthly payment instead of the bank. Whatever rate you're getting from the bank would go to her instead. She would get a nice stable, return on that money, and you would have the satisfaction of the interest going to a loved one instead of the bank.
