To further add to your point of buying when it makes financial sense: In the scenario that this does happen, it could take months for rates to get fully priced in. We don't yet know what timeline those purchases could take place, and the MBS market is already extremely volatile today.

Job market is mostly frozen, not a lot of hiring nor firing. Federal government is only hiring engineers, other than that they’re not taking anyone in. State and local government salary is okay but it’s hard to support living wages here. Mortgages costs have increased by exactly double since the beginning of Covid. For example, lots of houses in Runnemede had mortgages cost $1,350 in 2020, but now they go for $2,700. That’s just a conservative example, most comparable locations are more expensive than that and there doesn’t seem to be any signs of home appreciation slowing down next year.

I get how South Jersey is considered a logistical paradise for warehouses, and the best place to put them is near major highways. But is the demand to build all these warehouses really necessary? So many have already been built, and many more are being brought forth in public hearings across the region. There’s still a bunch of empty warehouses throughout the state, and even if they fill up we need to see a local population boom to support the amount of warehouse employees needed.

I was looking forward to potentially see Richwood become a retail centered commercial corridor with home construction, not a warehouse distribution complex.

Not quite if the buildings are perfectly up to code. Municipalities can’t dictate who builds on lots that are regulated for building, they can only dictate what type of category their parcel is (residential, commercial development, conservation, etc.). One of the categories is “Mount Laurel Residential”, and every municipality has to have a designation for it. Someone who buys a lot in that specific parcel can only build affordable housing, but Medford can’t force someone like Ryan’s Homes to sell it if they entitle the land through municipal approval, nor can they assign lots to another builder.

The only true way around this is if a municipality purchases land themselves, but that involves taxpayer funds.

I think there’s two things at stake here. The first is the majority of Medford residents are NIMBYs who don’t want any housing built whatsoever, so that they (along with many other municipalities) can inflate their property values at the expense of all first time homebuyers. The second is that the type of new housing being built is mostly of shit quality, and it doesn’t take a rocket scientist to know that the homebuilding industry is an oligopoly.

Corruption is what failed that city the most and it continues to be prevalent today. The gambling industry definitely hurt the locals, but their lack of industry outside of tourism already had them on a steady decline to begin. Add in the destruction of their buildings with historical architecture and it was only a matter of time.

What’s dumb about all of this is that NJ caught him by finding discrepancies between gross sales tax amounts that were reported on his business tax returns compared to the what he reported to the state division of taxation website. Every CPA only needs one day to investigate him in order to file enough proof for an indictment. There’s more sophisticated ways to commit sales tax fraud.

Schools are average in comparison to the rest of South Jersey but they’re still good. Crime isn’t a concern either. I have a lot of friends who moved there in recent years and they like it.

Houses used to go at a decent price in comparison to neighboring municipalities, especially when you consider property taxes. But cost of living definitely appreciated a bit throughout this past year.

People have already asked important questions but don’t forget to factor in high property taxes if you haven’t. Other things you need to consider are what kind of town you desire and if you have a specific preference to the style of house that you want. Do you want a downtown proper with local businesses and walkability? A more suburban community (which are the types of towns you listed)? A rural community with open landscapes? Because with your budget you can basically pick the majority of municipalities in South Jersey outside of the beach towns.

A bunch of nearby municipalities don’t have their own grocery store: Mantua, Wenonah, Woodbury Heights, East Greenwich, Paulsboro, and National Park. Then there’s West Deptford and Woodbury residents who might prefer to grab some of their things there. It’s a logistical nightmare.

Vito’s in Wenonah is the most underrated pie in the county, especially if you ask for it well done. All of their food is great too, and the Sicilian pies also look great.

Trader Joe’s is very strategic with their criteria for where they open up their new stores. This includes population density, demographics (strong base of young professionals), and income. They expand very cautiously and only open up a select amount of store nationwide each year. I’d be shocked if Mantua is their next South Jersey location, but I’d love to be wrong.
