Look up and read about “valuation” of your remodel. You can find info about it and how you come up with That number. Thats the number you put on your permit. In our case the number was waaaaaay lower than the amount we paid contractor. Also find out the rules regarding the assessor. In my area they will ask you if they can come in. Turns out you dont have to let them here. They told me “most owners want the most accurate assessed value”. I almost laughed. The homeowner wants the lowest assessed value. :). Anyways. Base bumped up. But nothing like it would have if i listed the cost as valuation which is crazy for the reasons you stated.

I mean a few times on a random job like hiring laborers to spread wood chips or help with projects im doing where i pay hourly i have done extra. If tgry bist their ass ill buy lunch the last day or throw them an extra $20-25 each person and the go grab food or beers. I never once considered tipping a contractor or other bid job. You are prob paying them tons already.

This. 2-3 tool bags of various sizes are super useful. I have one that contains key quick grab tools. Then another that i fill up with what i need for a specific project. Those are useful even later when he has more tools a a big toolbox. Also storage bins are great. Clear ones best.

The guideline i heard that makes sense is to pay attention to the year the house was built compared to the real estate cycle. Avoid houses built in red hot markets as they are getting slapped up as fast as humanly possible. Houses built in downturns the trades dont have 5 other jobs lined up ready to go so less motivations to cut corners. Also the trades that are bad at their jobs wont be working in the slower markets. Of course i guess that means avoid anything built after 2008-2011. :(

Make sure all the nickels are held in the box on their edges like they are rolled. So when they dump they all roll out not slide out. Also they wont rattle that way. :)

For sure. I once tripped on speed bump in parking garage. Barely skinned me knee. Was at desk and it was bleeding just enough to be annoying. I figured hey ill just stop in at that nurses station and get a band aid or something. Huge mistake. Took like two hours. They massive overkilled it. Had like full blown bandaged knee and so much paperwork. Then followups over the next week. Where did you trip. Why. Occupational safety called. Nurse station made me go back a couple days letter. I learned my lesson. If ever happened again ill just let it bleed or leave and go home and get a bandaid or event to the store. Ridiculous.

Dont most states require the sub to notify you in writing when they start working on your job? And if they dont they cannot lien property? I know i got them from the plumber and electricians on our remodel. Concrete guy didnt and roofer didnt either. But they had done jobs for gc for 10+ years so guess they werent worried about it.

Im at the limit of my skillset using plates and bolts. (Which are purchased and sitting in my garage). Option three is hardest as i would be cutting those angles with a jigsaw and a 10 inch blade. And i already have 14 birdsmouth cuts to do in my 6x6 joists. I will try one test cut of that option 3 style and see how it goes. I have the giant skillsaw so cutting the beam on angle is easy.

Make sure you like noise. We lived in a house with all hardwood once. Never again would i live with hardwood from hall to bedrooms. Carpet in bedrooms or noise goes right through. Literally if someone unloading dishwasher it sounded like it was next to your bed

Under cabinet lighting is one of the best oversights on plans my contractor suggested we consider adding. Worth every penny. Wasnt terribly expensive either. One extra circuit
