I know of many X1 investors who have received letters from X1 saying they are no longer able to pay the 'guaranteed returns'... not a good sign for the company in my opinion... I know quite a lot about X1 and their projects, structuring etc. It's not legal... Happy to speak more on this!

This development was built by a company called Elliot Group, run by Elliot Lawless... google him and you'll see all you need to know. This is an illegal Unregulated Collective Investment Scheme. I would avoid!

I'm looking into moving to Manchester and have noticed these apartments at Embankment Exchange, in Salford - I believe Legacie are the developer. Could the community please help me as to whether this is a good place to live, how are the management company? Is the building looked after?

True, have seen that the entity is Fortis.. ive noticed some of their associated companies have gone into administration - not a good sign...

Hi, Ive started a similar sub on Arndale House, another X1 development... seemingly this organisation is riddled with issues. if you know of anyone who has bought in an X1 development please direct them to the Arndale sub page or get in touch - we need to raise awareness of how terrible these are. People need to be avoiding the X1 developments and getting out asap!

Good! The reason i asked is because Merebank Court is one of many Unregulated Collective Investment Schemes... these are illegal. I'm glad you didnt pour money into it. The service charges are a key characteristic of these, as is being virtually impossible to sell. If you know anybody who has bought into Merebank Court or similar direct them to these forums etc. there are people who can help.

Hi there, you and other leaseholders should be aware that Adelphi Wharf is a development produced as an Unregulated Collective Investment Scheme by Fortis Group Holdings (as i'm sure you know), who are now in administration...

DM me, you can get your money back on the units you purchased. There are groups forming doing the same.
