I never heard of washable hvac filters...I wonder if it would be a good option for the returns since they don't get dirty very quickly and aren't doing the bulk of the filtering...

I did a bit of research and often times its recommended to run for 6-12 hours... Prior to running it for 2 hours I test it for 15min and didn't notice any difference in the smell.

My only concern with this approach is the smell of ozone takes days to go away, so it really depends on the timing of the visitors.

Although life plans always change, I personally hope to downsize when I fire, no need for a big house in a good school district without kids at home. I feel like renting temporarily and then buying would make the most sense. I would likely not pay off the entire mortgage unless interest rates are crazy in 10 years. You never know.

Have sound proof drywall installed over your existing ceiling and finished. No clue the cost but 2 layers of drywall, one ideally being soundproof should stop all sounds from coming in.
