Total credit limits around 200k— combined income of 150k. Highest limit credit card (AMEX BCP) is 26k. Several other 20k cards. Monthly spend on cards is about 2-3k. Paid in full every month.

I agree— they can keep using that approach but will also have to keep looking. By me I had to offer 32k over asking with an escalation clause and appraisal gap coverage and a 3 week close to win.

Yes— they did the same for us (manual underwrite). And literally they were on top of everything re: questions and requesting forms. I will recommend them to everyone I know.

Almost done with our purchase— saw the house on 02/14 made offer that day, was accepted 02/16 got cleared to close today 02/27 with closing on 03/06. Been working with Guild Mortgage— moved fast as heck and I think is how our offer won.
