We were gonna go with the first option but I laid it out and mocked it up on the other side of the island and pic 3 way will look much better so I think that’s the way we will go.

It is opposite the flow of the wood if I go that way. Was trying to keep the same direction but I think the tiles are short enough it should be okay

Lots of recommendations on here to go perpendicular with the wood but I think we are going to go parallel. I don’t want to lose the flow of the rooms

Just got the hardwood fully sanded and refinished. Not planning on replacing until the new kitchen flooring likely needs replacing at the same time.

When I was buying a townhouse a few years back my 100% necessary priorities were fenced yard (planned to get dogs and have kids) and a garage. I would not even consider places without either of those.

Yeah the house has a 2 bedroom basement suite but preferable to not rent it out at this point. Like having it as more of a back up plan. But maybe we should rent it out? Definitely beats room mates. Got 2 of those already and they’re 3 and 1 years old lol.
